Billings Farm & Museum (“BF&M”) is owned and operated by the Woodstock Foundation. BF&M includes over 140 acres of pastures, hay meadows, and cropland on the Ottauquechee River. The Farm is a fully operating dairy farm. The Museum includes extensive exhibits on the history of Billings Farm and on farm life in late 19th century Vermont. The restored Farm Manager’s House and Creamery features a living history program about life and work at the farm around 1890. Daily programs related to Jersey cows, milking, sheep, goats, and other farm activities are available throughout the season.
We are seeking a full-time facilities superintendent to serve as the project manager for assigned facilities maintenance, construction and repair projects and other special programs. This position plans, organizes, directs, and coordinates the activities of the Facilities staff within the Woodstock Foundation Inc. in ways that support the mission of the Foundation and Billings Farm & Museum.
Due to varied demands of the museum’s operation, the work schedule includes weekends, and may include early morning or evening hours as well.

1. Knowledge of goal setting, project planning, budget development, and work planning, including understanding of contract administration.
2. Skilled in personnel management and supervision.
3. Knowledge of principles and practices of facility construction, maintenance, and repair.
4. Skilled with equipment, tools and materials required for facility and building construction, maintenance, and repair.
5. Awareness of applicable federal, state, and local laws, ordinances, regulations, and guidelines relevant to assigned duties.
6. Familiarity with safety principles, practices, and procedures used for facility and building related projects, including equipment and hazardous materials.
7. Ability to develop cost estimates for supplies and equipment.
8. At least five years of experience in construction management.
duties:
1. Exercises direct supervision over assigned staff, and coordinates and monitors the work of outside contractors, vendors, other department staff and consultants as assigned.
2. Assists in the planning, organization, and implementation of building and facility maintenance goals and objectives, seeing the site as a whole and planning in a way to support the mission of BF&M.
3. Develops and standardizes maintenance and operating procedures to improve the efficiency and effectiveness of maintenance operations.
4. Manages all projects and activities of the facilities staff; recommends improvements and modifications; prepares various reports on operations and activities.
5. Implements project deliverables, emphasizing quality, productivity, and consistency; negotiates effectively with team members to define team goals, work content, and schedules; establishes and maintains clear communication on project status and results with the project team, department management, and others.
6. Inspects buildings and facilities to determine the extent of maintenance or repairs needed.
7. Trains staff in work and safety procedures and in the operation and use of equipment and supplies.
8. Serves as the project manager for Capital Improvement Projects, and other projects as assigned.
9. Determines and recommends equipment, materials, and staffing needs for assigned maintenance projects; participates in the annual budget preparation; prepares detailed cost estimates with appropriate justifications, as required; maintains a variety of records and prepares routine reports of work performance.
10. Responds to emergencies as required; coordinates activities with other Woodstock Foundation Inc. personnel; directs the work of staff and utilization of resources to ensure repairs are completed and the buildings and facilities are safe.
11. Ensures logs and records of work performed are maintained and prepares periodic reports.
12. Performs other duties as assigned.
