An Area Property Manager for 2 Mobile Home Communities (approx 145 units) knows what it takes to keep a property running smoothly. You have an aptitude for increasing revenue and controlling expenses. You seek to maximize the community’s resident experience, physical occupancy, and economic occupancy. You love people, enjoy leading a community, and are knowledgeable about all phases of resident retention.
This position could require 30 hours per week, or less, depending on your skill level and how well you manage your time & tasks. You would be required to work in each community at minimum: LeMars, IA (once a week) and Orange City, IA (once a week), or as needed. If you choose, there is the potential of adding additional communities as your abilities shine, resulting in pay increase opportunities!
Duties and Responsibilities include but are not limited to:
Obey all state and federal laws and abide by company policies. Treat all tenant information with utmost confidentiality. Always maintains positive customer service attitude.
Ensure all rents are collected when due. Maintains accurate resident records by uploading documents and/or notes in Rent Manager software system.
Help maintain community cleanliness as needed. Enforce all rules and regulations established by the community, issues appropriate courtesy notices & fines when necessary.
Contributes ideas for marketing the community and homes, improving resident satisfaction and sales productivity. Advertising homes on Facebook page and Marketplace. Welcomes prospects, shows available homes, scheduling open houses, and completing all prospect paperwork from initial contact to community resident.
Appear in court on behalf of the Company regarding evictions, at lawyers’ recommendation, documenting thoroughly & all paperwork submitted in a timely manner.
Staying within the budget guidelines. Manages vendor/contractor work and ensures all work is satisfactory and complete. Assist with the arrival of homes and overseeing the renovations process & other projects in the community.

Our Area Property Manager position for our manufactured housing communities should be considered PART TIME, and is a base salary, plus sales commissions & bonuses paid out based on performance.
