Summary

The Superintendent I possesses a beginning or limited level of experience as a Superintendent and is responsible for the overall field supervision of a portion of a construction project, both individually and as part of a team of Superintendents, in accordance with company policies, procedures and goals by performing their duties personally.

General Responsibilities

  1. Oversee construction project field activities and supervise subcontractors, suppliers and other field staff to ensure completion of the project on time and on budget
  2. Promote healthy relationships with ownership and consultants
  3. Update Project Manager or Senior Superintendent on the status of the project and performance of subcontractors, suppliers and field staff

Superintendent Responsibilities

  1. Supervise field operations on a construction project in accordance with company policies and contractual obligations
  2. Schedule and direct subcontractors, suppliers and field personnel in the daily sequencing of installation activities on specific portions of a project with multiple Superintendents
  3. On a larger project schedule and direct subcontractors, suppliers and field personnel in the daily sequencing of specific portions of the project at the direction of a Senior Superintendent
  4. Review and understand the project pre-construction planning and documentation
  5. Review the executed general contract agreement to fully understand and comply with all contractual terms and obligations between owner and contractor
  6. Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
  7. Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
  8. Become intimately familiar with all project plans, specifications and project requirements
  9. Direct project mobilization, installation of temporary facilities and on-going site logistics measures
  10. Work with the Project Manager and other Superintendents in the creation, management, updating and reporting of the construction schedule through project completion
  11. Produce and manage of look ahead schedules
  12. Monitor achievement of project schedule milestones and report delays to the Project Manager
  13. Communicate, discuss and resolve jobsite performance issues with the Project Manager
  14. Provide oversight of project RFIs
  15. Produce and maintain detailed daily reports of all jobsite conditions and activities in the PM software system, including exact number of personnel working on the site for each trade, detailed descriptions of each subcontractors’ activities, jobsite weather conditions, inspections, deliveries, injuries, visitors and daily photographs
  16. Attend all weekly project team meetings
  17. Oversee all jobsite weekly subcontractor meetings
  18. Attend all project OAC meetings and oversee reporting on the project schedule updates, look ahead schedules and other jobsite issues
  19. Coordinate with Project Manager on all direct correspondence with the owner and consultants
  20. Lead the project team in the quality assurance and quality control (QA/QC) of all project installations
  21. Schedule and conduct all periodic inspections by building departments, consultants and other jurisdictional agencies
  22. Schedule and conduct all project final inspections
  23. Schedule and conduct project commissioning, training and close-out
  24. Conduct and document regular project safety meetings
  25. Direct and supervise installation and maintenance of all project safety measures
  26. Promote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety Coordinator

Supervisory Responsibilities

  1. Mentor and supervise project field staff members
  2. Monitor and manage project field staff workloads to maintain efficient productivity
  3. Support the recruitment and interviewing of potential new field staffing candidates as necessary to ensure achievement of project goals and company objectives
  4. Promote accountability and responsibility of all field staff members in adherence to company policies and procedures
  5. Motivate and coach field staff to continually improve performance and respond to customer needs
  6. Review and monitor the performance of field staff, and conduct periodic performance reviews and develop performance improvement plans as necessary
  7. Promote working relationships with subcontractors and major suppliers
  8. Carry out supervisory responsibilities in accordance with the company’s HR policies and applicable laws
Requirements:

Qualifications

  1. Minimum 5 years of construction experience
  2. High school diploma or equivalent
  3. Detailed knowledge of the building industry
  4. OSHA 30-hour and CPR/First-Aid certifications
  5. Valid CA driver’s license is required
  6. Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software

Skills

  1. Read, write and communicate fluently in the English language
  2. Understand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situations
  3. Understand construction industry terminology
  4. Read and understand construction drawings and details
  5. Possess excellent communication, organizational, and leadership skills
  6. Possess detail-oriented analytical skills
  7. Possess strong negotiation skills

Work Environment

  1. Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
  2. Regularly traverse project sites, including the interior and exterior of buildings, while under construction
  3. Periodically travel to company office
  4. Periodically travel to visit clients, partners, vendors and consultants as required
  5. Travel to other construction job sites on as-needed basis
  6. Travel to meetings at off-site locations as required
  7. The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
  8. Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
  9. This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
