Organization: SLH-Sutter Lakeside Hospital Position Overview: Under minimal supervision, is responsible for the maintenance and repairs to the building and grounds, related fixed portable equipment and installation. Performance of different tasks which include general maintenance and repair, plant operation and maintenance and preventive maintenance. Complex repairs are escalated to the next level. Job Description: These Principal Accountabilities, Requirements and Qualifications are not exhaustive, but are merely the most descriptive of the current job. Management reserves the right to revise the job description or require that other tasks be performed when the circumstances of the job change (for example, emergencies, staff changes, workload, or technical development). JOB ACCOUNTABILITIES: FACILITY SUPPORT • Performs all work in alignment with departmental specific processes and procedures. • Maintain Hazardous Materials storage areas at various locations in clean orderly fashion. Keep accurate records of movement of hazardous or medical waste to licensed disposal companies. • Inspect storage areas and note dates and actions taken in accordance with standards. • Maintains lighting systems throughout interiors of buildings including the cleaning, replacing bulbs and lamps. • Maintains tools and equipment as necessary. • Performs assigned building, grounds, or equipment repair work in a courteous and efficient manner, such as unplugging toilets, changing light bulbs, air filters and installing fixtures, installing desks, moving equipment and the like. • Performs necessary cosmetic repairs, to ensure that all finishes are maintained at the highest level and the appearance of the medical facility is maintained. • Completes daily work orders as assigned, opens and closes work orders. • At the close of each job, records work accomplished, including requestor, work requested, work performed, time taken, parts used and equipment name. • Represents the department in a professional and pleasant manner. • Maintains enrollment in approved training courses. OPERATIONS, REPAIRS, AND MAINTENANCE • Completes department forms and maintains documentation for operations, maintenance, testing and emergency response activity to ensure compliance with regulatory agencies. • Participates in the effective upkeep and maintenance of all plant equipment and facilities in accordance with procedures, standards, and practices of JCAHO, Federal, State, and Local Codes. • Schedules and completes preventive maintenance on mechanical and electrical systems to include but not limited to heating, ventilation, and air conditioning systems, boiler and steam systems, normal and emergency power distribution equipment, mechanical systems, boilers, chillers, pumps, generators, nurse call, fire protection and detection systems, security systems and other equipment and systems. Adjusts water treatment systems, May maintain high pressure boiler systems. • Conducts daily inspections of equipment spaces, documents operational status and ensures proper operation of all plant equipment, medical gas systems, utility services and backup systems. • Performs regular inspections of equipment, systems and facility assigned completes necessary documentation using record keeping systems as appropriate. • Maintain accurate maintenance records and availability of records for inspections by regulatory agencies. • Assists with mechanical and building repairs. • Develops and maintains a working understanding of system protocol and functions in a support role during emergency situations under the direction of their immediate supervisor/manager. • Interprets blueprints and technical manuals and other documentation to troubleshoot and repair mechanical and electrical systems, including but not limited to heating, ventilation, and air conditioning systems, boiler and steam systems, normal and emergency power distribution equipment, mechanical systems, boilers, chillers, pumps, generators, nurse call, fire protection and detection systems, security systems and other equipment and systems. • Performs assigned service requests for normal and urgent repairs. Able to complete basic preventative maintenance. • Performs urgent corrective, routine, and requisitioned repairs of electrical, mechanical plumbing systems as directed. • Receives calls for building maintenance issues and resolve with appropriate departments. • Operates mechanical and electrical systems including but not limited to heating, ventilation, and air conditioning systems, boiler and steam systems, normal and emergency power distribution equipment, mechanical systems, boilers, chillers, pumps, generators, nurse call, fire protection and detection systems, security systems and other equipment and systems. Continuously checks for integrity of systems and equipment, initiating repairs as needed. May operate high pressure boilers. • Responds to and resolves complex emergency conditions on mechanical and electrical systems to include but not limited to heating, ventilation, and air conditioning systems, boiler and steam systems, normal and emergency power distribution equipment, mechanical systems, boilers, chillers, pumps, generators, nurse call, fire protection and detection systems, security systems and other equipment and systems. Acts as steward for departmental budget. EDUCATION: HS Diploma or General Education Diploma (GED) TYPICAL EXPERIENCE: 1 year recent relevant experience SKILLS AND KNOWLEDGE: Basic computer skills required Ability to work well with others Accuracy, attention to detail, ability to organize/ prioritize work Employee must be able to read, write, and speak the English Language Basic knowledge of air-conditioning, refrigeration and heating control systems, including air balance and system calibration procedures for repair and maintenance Basic knowledge of commercial plumbing systems and procedures for repair and maintenance Basic knowledge of uniform electrical and building codes Considerable knowledge of occupational hazards and safety precautions of the building and mechanical trades Through knowledge of the tools, equipment and materials used in the building trades Ability to inspect systems and buildings to detect existing or potential problems Ability to read and understand blueprints Ability to analyze situations and develop an effective course of action Ability to perform arithmetic calculations as required by the job Ability to maintain records and prepare reports Continuing Education, keeps skill set current in the Facilities Maintenance by participating is self-study programs, and training made available by recognized groups in the trade such as Center for Studies in Higher Education (CSHE), ASHE, International Facility Management Association (IFMA), & Building Owners and Managers Association (BOMA).
