City of Fairview heights is Hiring a Maintenance Manager - The REC Near Fairview, IL

The City of Fairview Heights Rec Complex is hiring a full time Maintenance Manager. Under the direction of the Director of Parks and Recreation, the Maintenance Manager is responsible for overseeing the comprehensive indoor maintenance of the Fairview Heights Recreation Complex on a daily basis to ensure the entire facility is in excellent and safe conditions at all times. Additionally, the Maintenance Manager is the point of reference for all maintenance questions for the Recreation Complex and will oversee all maintenance-related activities.

ESSENTIAL JOB DUTIES (Essential functions including the following and the Physical Requirements listed below):

  • Acts as a representative of the Fairview Heights Recreation Complex in the community and maintains a professional image
  • Acts with a sense of urgency and responds in a timely manner to complaints, questions, and inquiries from staff and the public
  • Recruits, selects, develops, supervises, trains, and evaluates maintenance staff
  • Develops weekly work schedules for maintenance staff and manages overtime in accordance with City guidelines and FSLA standards
  • Works collaboratively with the Director of Parks and Recreation and other management staff to ensure that maintenance and cleaning issues are a staff priority
  • Ensures all maintenance staff are trained in building cleaning materials, usage, and cleaning schedules
  • Inspects all areas of the Recreation Complex on an ongoing basis to proactively identify problems and necessary maintenance
  • Maintains swimming pool water quality by testing weekly and cleaning pool components
  • Develops, maintains, and manages a balanced budget for the Recreation Complex's maintenance budget
  • Maintains an inventory of maintenance/cleaning equipment and supplies
  • Manages and performs in-house projects related to repairs of various areas
  • Evaluates functionality and reliability of Recreation Complex equipment and systems by effectively communicating with operating departments; identifying problems and requirements; providing solutions and ideas
  • Maintains long term preventative maintenance plans for the Recreation Complex
  • Works with outside contractors to ensure all construction, repair, and maintenance specifications are met
  • Establishes and organizes detailed ongoing maintenance schedules
  • Coordinates with the Director of Parks and Recreation on building compliance to health and safety regulations, policies and staff training on equipment use
  • Ability to form and maintain positive working relationships with co-workers, management/supervisory staff, vendors, City officials, and members of the public
  • Maintains regular, timely attendance on an ongoing basis
  • Attends trainings, meetings, and seminars on an ongoing basis to promote educational opportunities and maximize job knowledge; stay up to date on current developments and standards in the technical industry
  • Assists the Director of Parks and Recreation and staff as necessary in planning and executing events and day-to-day operations of the Recreation Complex
  • Administers first aid and emergency procedures as needed
  • Available for after-hours/on-call support
  • Other duties as assigned by Director of Parks and Recreation and/or his/her designee

BASIC JOB QUALIFICATIONS

  • Associate's Degree in HVAC, HVAR, Industrial Maintenance Technology, Mechanical Engineering, or related field required; Bachelor's degree preferred
  • Three (3) to five (5) years of progressive supervisory experience in building operations and/or maintenance (or related) required
  • Certified Pool Operator license, or the ability to become certified within two (2) months of hire
  • Driver's License
  • CPR, First Aid, and AED Certified, or the ability to become certified within one (1) month of hire

KNOWLEDGE, SKILLS, ABILITIES REQUIRED

  • Results-driven and motivational management style, high degree of initiative
  • Thorough knowledge of the installation, repair, maintenance practices, equipment, and materials used in skilled trades including grounds keeping and pool maintenance; some knowledge in other areas including carpentry, masonry, plumbing, electrical, painting, and HVAC
  • Working knowledge of building codes, environmental rules, and all other rules and regulations governing repair, maintenance, and construction of facilities
  • Skillful use of pool equipment and maintenance tools, such as meters, electric hand tools, water tester, pool vacuum, power washer, and water test kits
  • Ability to direct work in a variety of trades, to read schematics and blueprints, to sketch or draft technical drawings, and to estimate repair and construction projects
  • Ability to train, direct and supervise staff; establish and maintain effective working relationships
  • Confidence in proposing new and innovative ideas to management
  • Excellent oral and written communication skills, including the ability to demonstrate a friendly, enthusiastic, and positive attitude
  • Knowledge of common office equipment, such as the use of a phone, printer, copy and fax machine, scanning equipment and software, and the ability to learn and adapt to new equipment
  • Ability to organize, keep accurate records, and prioritize multiple tasks
  • Ability to operate and adapt to various platforms of technology, such as an iPad, laptop, personal computer, Smart TVs, etc.

WORKING CONDITIONS

  • The employee will be working near moving mechanical parts and in outside weather conditions and is regularly exposed to wet and/or humid conditions and risk of electrical shock. The employee will work in high, precarious places, in confined spaces, and may be exposed to toxic or caustic chemicals and vibration. The employee is occasionally exposed to fumes or airborne particles and extreme heat.
  • The noise level in the work environment is usually moderate.
  • The outdoor work environment may result in exposure to extreme weather conditions such as heat, cold, and humidity.
  • Extended workdays and varied hours are a frequent occurrence, as are weekends and holidays, to support the needs and demands of the Recreation Complex

OTHER JOB REQUIREMENTS

Travel to seminars and conferences is required occasionally. In addition, the employee must be available for after-hours support.

PHYSICAL REQUIREMENTS

  • This position requires the ability to talk, hear, and see
  • Employee frequently lifts moderate to heavy objects, materials, tools and equipment weighing up to 50 pounds; ability to lift up to 100 pounds on an occasional basis
  • Spends considerable time standing, sitting, walking, driving, kneeling, stooping, crouching, squatting, climbing ladders, crawling, and twisting of upper body
  • Specific vision abilities required include close vision, distance vision, depth perception and ability to adjust focus.
  • Position requires hand-eye coordination and manual dexterity sufficient to effectively and efficiently operate machinery, equipment, tools, and other related items
