Construction Project Manager
Job Description:
Our client is a General Contractor specializing in Federal and Commercial Construction, working in the governmental, commercial, multi-family, hospitality, and ICT sectors. Their Mission is to serve their partners with excellence and innovation by delivering projects and facilities that meet or exceed their expectations. Work life balance, family and opportunities for sharing fun are important in their culture. They are looking for a Commercial Project Manager to support our Wilmington, NC construction division. This is a full-time, direct hire opportunity.
Responsibilities:
Works with clients, designers, sub-contractors, and suppliers to determine scope of work requirements.
Assembles teams of sub-contractors.
Submits to Architects and Designers for material approvals.
Adheres to standard project estimation, approval, and change control processes.
Defines project management plans including definition of roles and responsibilities.
Prepares payment applications.
Manages safety, scope, schedule, quality, resources, and budget.
Identifies issues and risks and develops approaches to minimize and mitigate.
Reports project status to appropriate stakeholders.
Submits progress reports.
Ensures sub-contractors invoices are submitted.
Ensures sub-contractors scope is controlled.
Resolves conflict and escalates issues when necessary.
Creates and manages estimated cost to actual expenditures.
Manages work breakdown structures and schedules.
Manages and supervises project team resources.
Develops critical path analysis for 3rd party scheduler.
Controls scope and schedule changes through a formal change management process.
Drives the final punch list and project completion.
Ensures payment applications are submitted on schedule and payments are received.
Education Requirements:
Bachelors degree in construction management, building technology, engineering or equivalent.
Desired Background/Skills:
Qualifications:
10 or more years experience working in a supervisory capacity for commercial renovations and/or new construction required.
Current OSHA 30, First Aid, CPR, AED certifications recommended.
Proficient with Microsoft Suite (Word, Excel, and Outlook, SharePoint, Teams).
Experience using various field management software, Procore preferred.
Experience using construction accounting software, SAGE preferred.
Proficient in reading and interpreting construction plans and drawings.
Thorough understanding of construction means and methods.
Experience with reading and interpreting construction contracts and specifications preferred.
