Purpose: To maintain the interior and exterior physical appearance of the community at a satisfactory level. Assist with the minor functions of apartment turnovers.

Authority Level: This position is supervised by the Property Manager, Assistant Property Manager and, where applicable, the Maintenance Supervisor.

Physical Requirements: The Porter must be able to ascend or descend multiple flights of stairs and inspect and service locations where sidewalks and walkways are not provided. (See Physical Requirements as further outlined in the latter part of this description).

General Responsibilities

• To maintain the interior and exterior physical appearance of the property as instructed.
• Maintain a neat physical appearance, including clean, orderly and complete uniform (where applicable).
• Maintain professional attitude with the community residents, limiting communication during working hours to matters relative to the community.
• Communicate hazards or unsafe conditions for public, residents, and fellow employees to supervisor.
• Inform supervisor of any residents or guests responsible for damage done to community structures and grounds.
• Accept tasks assigned as temporary or permanent additions to responsibilities.
• Promote fair housing standards and equal housing opportunity.
• Other duties as may be requested by supervisor.

Specific Responsibilities

• Complete service order requests timely and accurately as assigned.
• Maintain the cleanliness of assigned areas of the grounds and/or public areas (including trash rooms, laundry rooms, storage rooms and offices, etc.).
• Accompany Property Manager with inspections of apartments, public areas, grounds, when needed.
• Assist as needed during community emergency situations (example: snow removal, fire, flood, natural or man-made disasters).
• Attend seminars, classes, or community staff meetings for policy updates, instructions for equipment use and reviews of government regulations.

Physical Requirements

• The duties and responsibilities will require all or some of the following physical applications:
• Lifting dead weight in excess of 40 pounds (bags of snow-melting chemicals, air handlers small appliances and discarded furniture from turnover apartments or dumpster areas).
• Assisting maintenance personnel with powered equipment where manual lifting and transporting of apparatus is required (K-1500 auger etc.).
• Using non-powered tools requiring stooping, bending, reaching or swinging tool above shoulders (shoveling, hammering, digging, etc.).
• Using non-powered equipment where manual pushing, pulling or steering of equipment is required (wheelbarrow, appliance dolly, chemical spreader, etc.).
• Climbing ladders to reach heights above 7 feet from ground (changing light bulbs or fixtures roof/gutter inspections, etc.).
• Stooping, bending or crawling to gain access to confined areas to affect repairs or clean (under stairwells, storage rooms, laundry rooms, etc.).

Required Experience/Skills

Previous Porter experience, preferred.

Required Education

High School Diploma, preferred.
