We are looking to add a talented Construction Analyst to our Construction Management team in our Indianapolis office.

Physical Presence: In-Office | Tue – Thu; Flexible | Mon & Fri

Reports to: Senior Vice President, Construction Management

Position Summary:

The primary role of this entry-level position is to evaluate potential investments brought to CREA for consideration from a construction risk management perspective. Investments are on a national scale, and the individual will work closely with other areas of CREA, including Acquisitions, Asset Management, Credit & Underwriting, and Syndications. This position focuses mainly on performing pre-construction analysis and construction monitoring services for CREA’s portfolio.

Primary Responsibilities:

  • Perform pre-construction analysis of critical due diligence items relating to site work, design plans and specifications, construction schedules, and budgets for multi-family housing developments
  • Engage and evaluate third-party Construction Plan/Cost Reviews and Environmental Desktop Reviews
  • Analyze and identify the key strengths, weaknesses, and perceived risks associated with each proposed development
  • Prepare and present detailed pre-construction analysis to department leaders and Investment Committee members
  • Review monthly construction draw requests, third-party monitoring reports, and approve equity draw requests in coordination with Asset Management
  • Travel to sites to perform construction monitoring inspections when necessary
  • Prepare site inspection reports summarizing findings, observations, and risk assessment
  • Enter and track Property specific construction data into CREA’s integrated web-based software
  • Work closely with other departments within CREA

Job Requirements:

This position requires an associate's degree in Construction Management, Engineering, Architecture, or a related field is required; candidates with a bachelor's degree are preferred. Knowledge of residential construction operations and design is a plus. In addition to academia, the ideal candidate possesses approximately 2-4 years of multi-family housing field experience. Candidate must have the ability to interpret plans and technical specifications for construction projects, such as geo-technical & environmental reports, and a familiarity with analyzing construction schedules and budgets. Must be computer literate and possess excellent writing skills. Approximate 25% travel, including overnights, throughout the continental United States is required for this position. Candidate must possess and be able to demonstrate effectiveness with each of the following Core Competencies.
