Role Description This is a full-time, on-site Maintenance Technician role based at a residential community in Palm Harbor, FL. The Maintenance Technician is responsible for completing work orders, including repairs to plumbing, electrical, HVAC, appliances, and general building systems. Day-to-day duties include performing unit turns, painting, minor carpentry, and common-area upkeep to ensure the property is clean, safe, and well-maintained. The role also includes performing routine inspections, scheduling and executing preventive maintenance on building equipment, and responding to emergency maintenance requests as needed. The Maintenance Technician works closely with the property management team, vendors, and residents, while following safety guidelines, company policies, and all applicable regulations.
Qualifications
- Strong background in Maintenance & Repair and Industrial Maintenance, with the ability to handle a variety of residential building systems.
- Hands-on experience with Equipment Maintenance and Preventive Maintenance to ensure reliable operation of property equipment and infrastructure.
- Proven Troubleshooting skills to diagnose issues efficiently and determine accurate, cost-effective solutions.
- Familiarity with basic plumbing, electrical, HVAC, appliance repair, and general carpentry in a multifamily or similar setting.
- Ability to read and follow work orders, maintenance schedules, and safety procedures; comfortable using basic maintenance tools and equipment.
- Effective communication and customer service skills when interacting with residents, team members, and vendors.
- Capacity to work on-site, including participation in an on-call rotation, occasional evenings or weekends, and the ability to lift, carry, and move equipment as required.
- High school diploma or equivalent; technical training or relevant certifications (e.g., HVAC, EPA, maintenance-related credentials) are preferred
