What are the responsibilities and job description for the Maintenance Manager position at Zoe Pediatrics?
The Maintenance Manager position ensures that all Maintenance owned by Kong Real Estate and leased to ZOe Center for Pediatric and Adolescent Health, LLC, ZOe ABA, Inc, and ZOe Business Solutions, ZOe Med-Tech or any future entity is maintained in the best possible condition. This position ensures that all physical structures are cleaned on an on-going basis, the grounds are maintained if applicable, inclusive of irrigation and that all large equipment needs/licenses and certifications are maintained. The Manager also supervises any physical structure changes or additions.
Physical plant maintenance is defined as but not limited to facility repairs inside/outside the building, supervises the internal/external maintenance technicians, maintenance help, and manages any related contracted services. Duties may include performing maintenance and repairs, consulting contractors, yard care, trash collection, and cleaning services as needed.
The Facilities Manager role is an essential function in our offices. The position work in between the hours of 8am-5pm shifts as needed with after hours, weekends, and evenings as needed. Full Time position is benefits eligible for insurance, PTO, and paid holidays, after 90 days of employment. This position requires travel to multiple sites as needed for facility inspections and repairs.
Education/Experience
· High School Diploma or equivalent
· Minimum 2 year Facility/Project Management
· Preferred experience performing electrical, plumbing, and minor facility repairs
· Must have valid Driver’s License and Transportation
· Clean Driving Record

Key Responsibilities:
· Develop a routine checklist of ensuring Maintenance are properly maintained to include electrical, plumbing, mechanical and HVAC systems.
· Establish and gather quotes for needed supplies and present a budget.
· Supervises Inventory/Supply Clerk.
· Supervises staff and outside contractors involved in the cleaning of all Maintenance.
· Supervises staff and outside contractors involved in repair of large equipment.
· Perform and Supervise minor facility repairs, painting and process work orders as needed in an efficient manner.
· Communicate and Supervise internal/external cleaning crews, looking to make sure all Maintenance maintain cleanliness and sanitization standards.
· Ensures that environment is clean and presentable outside the facility, all yard work is completed and maintained per contract requirements.
· Ensures repairs are completed in a timely and efficient manner, that work orders are finished.
· Reaches out and negotiates pricing of repairs/projects that cannot be performed in house and presents bids quickly.
· Identifies and repairs any safety issues that may be a hazard to patients or employees.
· Schedules repairs to ensure minimal disruption to Facilities and communicates to supervisor any issues.
· Ensures trash collection is maintained according to schedule.
· Maintains standards in all the restrooms are functional and working properly.
· Maintains standards that all public and reception areas are maintained and safe for patients.
· Keeps track of inventory and costs of repairs and informs manager of any needed supplies before running out
