Permit Specialist

Ziglift Material Handling is an independent, nationwide leader in warehouse storage solutions, with seven locations across five states and the largest inventory of new and used racking in the country. Our team specializes in delivering turnkey material handling systems and permitting support for projects across the United States.

We are seeking a highly motivated and experienced Permitting Specialist to lead and manage the permitting process for commercial warehouse projects nationwide. This role acts as a liaison between our Sales Team, Project Managers, third-party permit consultants, and city agencies. You’ll be responsible for preparing and submitting permit packages, tracking progress, ensuring compliance, and pushing for timely approvals across multiple jurisdictions. This is not an entry-level coordinator role — we’re looking for someone who thrives in a fast-paced environment and can independently drive results and own the permitting lifecycle from start to finish.

Responsibilities and Duties

  • Oversee permitting efforts for multiple warehouse projects nationwide, managing submittals from initial intake to final approval.
  • Work closely with Sales, Project Management, and external permit expediters to coordinate timely submission and approval of all required documents.
  • Prepare or review submittal packages including permit applications, layouts, engineering calcs, and supporting documentation.
  • Conduct permitting research and maintain an active database of jurisdictional requirements, codes, and approval timelines.
  • Proactively communicate with city agencies, building departments, and third-party consultants to ensure permits are progressing and respond quickly to any delays or requirements.
  • Push for updates, clarify delays, and troubleshoot obstacles to ensure timely approvals.
  • Track and report permitting milestones internally, keeping all stakeholders informed on status, outstanding items, and risks.
  • Maintain organized digital records of all permit submissions, approvals, and correspondence.
  • Support internal project teams by preparing start packages and ensuring all permitting documentation is in place prior to scheduling work.
  • Stay current on permitting trends, regulations, and agency expectations, particularly for High Pile Storage, Anchor Inspections, Fire Suppression, ADA compliance, and Engineered Drawings.
  • Provide recommendations for process improvements and standardization across the permitting function.

Qualifications and Skills

  • Minimum 3–5 years of experience in permitting, preferably in material handling industry.
  • Proven track record managing permitting processes across multiple jurisdictions.
  • Strong understanding of municipal permitting processes, especially for building, fire, ADA, and HPSP
  • Experience working with third-party expediters and engineering consultants.
  • Strong organizational skills and attention to detail with the ability to juggle multiple projects at once.
  • Excellent written and verbal communication skills.
  • Self-starter who is comfortable working independently, managing up, and driving deadlines.
  • Proficient in Microsoft Office/O365 and document management tools.
  • Bonus: Experience with warehouse racking or high pile storage permitting.

Job Type: Full-time

Pay: $65,000-$90,000 annually
