Construction Manager

POSITION SUMMARY

The Construction Manager leads Zenith's construction department and directly manages the Superintendents and Field Operations team. The field team does the work on each job, and the Construction Manager owns the results: schedule, budget, quality and the client's experience.

RESPONSIBLE FOR

1. Leadership of construction team

• Weekly Construction team one on ones
• Hiring, onboarding, annual reviews, and termination decisions for your team
• Direct management of Superintendents, Field operations

2. Schedule of construction

• Schedule deviation, and grippage and slippage month over month
• Past due tasks, and a logged reason for delay every time an end date moves
• A current three month plan in every trade partner's hands so they can staff the work
• Trades sequenced across jobs, and the job resequenced the same day a trade moves

3. Budget of construction jobs

• Committed cost against budget, and the margin the job was signed at still there at closeout
• No trade scheduled without a signed scope of work behind it
• Addendums priced and issued before the work happens, never on a verbal
• Vendor bills approved and coded weekly, nothing older than a week sitting open

4. Quality of construction

• QC checkpoints done on schedule and passing
• Working with the team to maintain high quality and effective trade partners
• Zenith warranty program

5. Customer communication and satisfaction

• Weekly and daily client communication completed by every superintendent
• Client experience

QUALIFICATIONS

Required

• Construction background with time actually spent in the field. Residential is preferred. Residential remodeling is ideal.
• Experience leading and managing people
• Able to read a plan set, a schedule, and a budget
• Direct communicator. Straight with clients, trade partners, and staff.
• Valid driver's license and able to get to job sites across the Des Moines metro

Preferred

• Design-build remodeling experience
• Prior ownership of a field team and project financials in the same seat
• Experience running a formal QC or safety program
• Smartsheet and JobTread, or similar software experience

MEASURES OF SUCCESS

• Schedule: schedule deviation, grippage and slippage, past due tasks, delay reasons logged, three month plan current with every trade
• Budget: gross margin holds to closeout, scopes of work issued before trades are scheduled, addendums and vendor bills not sitting past a week
• Quality: QC checklists on time and passing, warranty response and callback volume, punch closure time
• Client: client communication completed by every super, no clients waiting on a reply, experience ratings and their trend
• Team: retention, development, and performance of the superintendent and field operations team

WORKING CONDITIONS

• Frequent job site presence expected
• Occasional evening or weekend availability to meet client and project schedules
• Must be able to navigate active construction sites, including stairs, ladders, and uneven surfaces
