POSITION SUMMARY

Under direct supervision of the Program Operations Director, person is responsible for overseeing and coordinating the day-today activities of the maintenance staff to ensure the safe, efficient, and effective operation of facilities, equipment, and systems. This role includes scheduling maintenance tasks, preforming property and equipment inspections, managing equipment and property repairs, ensuring compliance with safety and regulatory standards.

Responsible staff person will repair, clean and maintain assigned properties in Humboldt and Del Norte Counties. Order, track and maintain necessary materials/supplies for routine maintenance of all units and minor equipment. Track inventory supplies and equipment; provide written monthly reports on activities; provide input into budget preparation for preventive and current maintenance; provide general oversight of vehicle maintenance. Responsible person will be able to establish and maintain cooperative working relationships with outside agencies and YIHA staff.

DUTIES AND RESPONSIBILITIES

Duties may include, but are not limited to the following:

  • Supervise, train and evaluate maintenance staff, ensuring high performance and accountability.
  • Assign and monitor daily maintenance work orders and schedules to complete work.
  • Inspect buildings, grounds, and equipment to identify maintenance issues and ensure proper functioning.
  • Maintain accurate records of maintenance scheduling activities, equipment/inventory and property inspections, vehicles and equipment service logs and make recommendations when items need to be replaced or added to inventory of equipment and/or tools.
  • Create spreadsheets of inventory, preventative maintenance, and equipment.
  • Create Purchase Orders, scopes of work, and contracts to complete maintenance as needed.
  • Assist with budgeting and planning for maintenance related activates.
  • Order and maintain inventory of tools, parts, and supplies.
  • Respond to emergency maintenance issues outside of regular hours when necessary.
  • Repair doors, walls, floors, roofs, and other building components.
  • Preform maintenance and repairs to residential units to include but not limited to plumbing, sub pumps, fixtures, minor electrical, window or door repairs, cleaning, cabinet repair, countertop installation, flooring, or concrete repair.
  • Communicate maintenance requests to outside companies to ensure maintenance repairs are completed.
  • Assist in the operation, adjustment, and minor repair of heating & air conditioning units.
  • Maintain and paint inside (dry walling, hole repair, dry rot removal) and outside of buildings.
  • Install appliances and preform minor maintenance repairs.
  • Perform ground maintenance work, such as mowing lawns and other year work. Not limited to cleaning our drainage ditches, culverts, and preform water diversion projects as needed.
  • Maintain exterior of YIHA buildings and residential units including but not limited to through landscaping, power washing, or painting.
  • Understand and follow oral and written direction.
  • Obtain necessary training as identified by Supervisor
  • Perform other related supervisory or hands-on duties as assigned

KNOWLEDGE, SKILLS AND ABILITIES

Must have knowledge of and abilities to:

  • Ensure work safety procedures.
  • Custodial practices, methods, materials and tools.
  • Routine building and ground maintenance work.
  • Experience with repairing tools, materials, machinery and electrical tools such as but not limited to saws, planes, sanders, and other carpentry equipment.
  • Utilizing tape measures, rules, squares and levels.
  • Make accurate estimates of time or materials required for projects.
  • Communicate equipment and property needs to outside companies as needed.
  • Train maintenance staff.
  • Operate basic computer programs to create a Purchase Request and maintain spreadsheets.
  • Managing schedules and teams.

MINIMUM OUALIFICATIONS

High School diploma or GED. At least three (3) year of working experience in construction of building, grounds maintenance, and system maintenance work or any combination education and experience that will allow the incumbent to successfully perform the assigned duties; and

  1. Must have a valid state driver's license

  2. Must be insurable under YIHA's vehicle policy insurance.

  3. Must pass a comprehensive background check.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is frequently required to walk, stand and use hands to finger, handle, or feel. The employee is occasionally required to sit, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, talk, and hear. The employee must occasionally lift and/or move up to pounds. Specific vision abilities required include close vision. THE YUROK INDIAN HOUSING AUTHORITY IS A DRUG AND ALCOHOL FREE WORKPLACE. DRUG SCREENING WITH A NEGATIVE RESULT IS REQUIRED BEFORE BEGINNING EMPLOYMENT

All new employees will serve a six-month initiation period to enable the Executive Director to determine their suitability as an YHIA employee. After the six-month initiation period, the employee will be evaluated on his/her performance and at that time it will be decided if the employee is entitled to Full-time Regular Status.

Pay: From $39.00 per hour
