GENERAL RESPONSIBILITIES

Under the direction of the Superintendent, implement, analyze and improve the District’s maintenance services and Capital Projects. Coordinate and supervise all maintenance functions and inspect work in progress to ascertain that duties are being performed by maintenance employees and private contractors. Provide educational and support services to the school district and to ensure a safe, attractive and comfortable setting for learning and teaching.

QUALIFICATIONS

Education: Bachelor’s Degree preferred

Experience: Minimum of 5 years maintenance supervision, construction and/or other facility management preferred. Experience with public procurement, capital improvement projects, and state grant administration preferred

Abilities: Able to travel extensively to sites

DUTIES & EXPECTATIONS

1. Manage the annual Facilities Department annual budget in coordination with the Finance Department.

2. Develop and manage an approved district wide preventive maintenance program that meets all requirements of the Alaska Department of Education & Early Development.

3. Provide training programs for maintenance and custodial personnel.

4. Oversee all district maintenance operations and capital improvement projects.

5. Develop long- and short-range plans for meeting facility needs of the District.

6. Provide recommendations to the Superintendent regarding district-wide maintenance, capital improvement projects and infrastructure planning.

7. Supervise the preparation of capital improvement project grants.

8. Coordinate facility inspections, prioritize maintenance needs, and assign work orders.

9. Supervise,evaluate, and provide leadership to maintenance and facilities personnel.

10. Supervise summer maintenance projects, staffing assignments, and hiring recommendations.

11. Prepare maintenance reports, utility reports, project updates, and other reports as requested.

12. Oversee teacher housing, including lease administration and housing maintenance.

13. Manage the district’s student transportation program and district vehicles.

14. Coordinate with the site administrators, community members, district administration, the Department of Education and Early Development, architects, engineers, contractors, and consultants to implement all capital improvement project grants.

15. Coordinate procurement, bidding, contacting, and disposal of maintenance, capital project materials, and surplus property.

16. Ensure compliance with all district procurement, contracting, hiring policies and applicable regulations.

17. Monitor contractor performance and verify that project work is completed according to contract specifications prior to authorizing payment

18. Ensure district facilities comply with applicable safety requirements, building codes, and state and federal regulations.

19. Maintain regular communication with the Superintendent regarding department operations, budgets, and project status.

20. Coordinate annual property insurance evaluation and managing insurance claims from initiation through closeout.

21. Annual evaluation of District property values assessed for the insurance coverage.

22. Insurance claim initiation, management and close out.

23. Verify that the terms of all contracts have been fulfilled before authorizing pay requests.

24. Perform other duties as assigned by the Superintendent.

EQUIPMENT USED

Standard office equipment, including computer, printer, copier, fax machine, telephone system, and video conferencing.

Makes decisions of a routine, job-related nature, based on School Board policy, district and/or building rules.

PRIMARY WORKING CONTACTS

Administrators, teachers, maintenance staff and contractors.

SUPERVISION RECEIVED AND EXERCISED

Receives oral and/or written instructions from the Superintendent.

UNUSUAL WORKING CONDITIONS

Some evening and weekend work will be required. Travel in small aircraft required.

EVALUATION

Annual written evaluation.

PHYSICAL AND MENTAL DEMANDS

The physical demands include: occasional lifting carrying, pushing and/or pulling; some climbing; some stooping, kneeling, crouching and/or crawling; and significant reaching, handling, speaking, writing, hearing, and fine finger dexterity; frequent standing, walking, and sitting, and lifting up to 50 pounds.

Job Type: Full-time

Pay: $108,416.00 - $143,332.00 per year
