Maintenance Team Director- Hayes-Taylor

Pay: $23-$25/hr.

POSITION SUMMARY

The Maintenance Team is responsible for ensuring a safe, clean and well-functioning environment both inside and outside the YMCA. Team members are not assigned to a specific branch, but are assigned to work around the association to address needs and priorities in all facilities. In addition, every position in the YMCA of Greensboro is responsible for carrying out our promise to strengthen the foundations of community with focus on Youth Development, Healthy Living and Social Responsibility while upholding our values of caring, honesty, respect and responsibility.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

1. Act as first responder for facility emergencies as assigned, including inclement weather.

2. Performs hand-on maintenance tasks related to facility and equipment up-keep and repair as assigned.

3. Reports potential maintenance concerns as they are identified to the Association Maintenance Director for incorporation into the plan and priority list for the association.

 

SUPERVISORY RESPONSIBILITIES

This position carries no supervisory responsibility.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. 1) Associate's degree (A. A.) or equivalent from two-year college or technical school; or one to three years related experience and/or training; or equivalent combination of education and experience.

2) Ability to read, analyze, and interpret professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference, and volume. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

3) Ability to respond to member and branch needs tactfully and positively, projecting a feeling of warmth, welcome and service. Ability to build and maintain relationships with vendors while remaining open to changes in vendors when necessary. Ability to communicate effectively and appropriately using written, verbal and non-verbal methods. Ability to work as part of a team regardless of the expressed role within the team, and ability to changes roles as needed. Ability seek collaborations with staff, members and other organizations to reach a common goal. Ability to adapt to the changing needs of the Y and learn new skills sets to better serve in an ever-changing community and work environment. Ability to identify a problem, plan for and execute a solution for a desired outcome, involving others as needed. Ability to analyze and interpret data, and to crease action steps to address key information extracted from the data. Ability to resolve conflict by negotiating solutions that will serve the best interests of all parties.

4) While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must occasionally lift and/or move up to 100 pounds.

5) Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, and depth perception.

6) While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and

risk of electrical shock. The noise level in the work environment is usually moderate to loud.

7) Certifications: CPR/AED, First Aid, Blood borne pathogen training required after hire and must remain current.
