Caretaker/Groundskeeper

Position Summary

Yellow Tree Property Management is seeking a dependable and hardworking Caretaker to support overall cleanliness, appearance, and day-to-day upkeep of Rye Apartments.  This position plays an important role in creating a clean, welcoming, and well-maintained environment for residents and guests.  The ideal candidate enjoys staying active, takes pride in their work, and can work independently while managing a variety of cleaning and groundskeeping responsibilities throughout the property.

This is a full-time position with a schedule that varies seasonally.  Candidates should expect to work 5-6 days per week depending on property needs, with weekends required during summer months to support pool operations and increased resident activity.

Essential Functions

Comon Area Cleaning & Property Upkeep

• Clean and maintain interior common areas including hallways, lobbies, clubrooms, fitness areas, elevators, restrooms, and amenity spaces
• Maintain cleanliness and organization of exterior grounds, sidewalks, parking lots, and trash areas
• Ensure the property maintains strong curb appeal and a clean overall appearance
• Monitor common areas for cleanliness, safety concerns, or maintenance issues and report concerns to the maintenance team

Groundskeeping & Seasonal Responsibilities

• Perform routine groundskeeping duties including trash pickup, sweeping, watering, and seasonal cleanup
• Assist with snow removal, salting, and weather-related property upkeep as needed
• Support pool area maintenance and cleanliness during summer months
• Work weekends during summer months to assist with pool operations and increased property traffic

Apartment Turn Support

• Assist with apartment turn cleaning and preparation as needed
• Help ensure vacant apartments are move-in ready and presented to company standards

General Property Support

• Assist onsite team with additional operational or property related tasks as assigned
• Maintain organized cleaning supplies and notify management when inventory needs replenishment
• Support a positive resident experience through consistent property presentation and responsiveness

Experience & Skills

• Previous caretaker, janitorial, housekeeping, groundskeeping or apartment experience preferred
• Strong attention to detail and ability to work independently
• Reliable, punctual, and dependable
• Ability to prioritize tasks and work efficiently in a fast-paced environment
• Comfortable working indoors and outdoors in varying weather conditions
• Ability to lift, carry, push and pull up to 50 lbs.
• Flexible schedule with weekend availability required during summer months
