This role is responsible for assisting the Community Manager in achieving operational and financial success of the residential property and exceeding resident service standards. Focus on leasing, marketing, and resident retention programs. Assist with staff management and development for personal and professional growth and ensure high employee job satisfaction.
Key Responsibilities:
Financial Management:
Support the Community Manager in meeting budget goals by achieving occupancy and rental rate targets, controlling expenses through inventory control, timely reporting of payroll, prompt revenue collection, and initiating Unlawful Detainer procedures when necessary.
Conduct unit inspections during check-in and checkout, ensuring owners' assets are protected. Aid in accurate preparation and processing of leasing forms, maintenance orders, rent collection, bookkeeping, and company reporting.
Assist the Community Manager in achieving occupancy and rental goals while maintaining a closing percentage of at least 30%.
Ensure prospective residents are reached through advertising and further market the property by responding to phone inquiries and property tours.
Assist with accurate preparation and administration of leasing activities and rental traffic reports.
Management, Recruiting & Staff Development:
Assist the Community Manager with interviewing potential on-site employees. Support overall community operations by promoting positive resident relations, handling complaints, and rent collections.
In the absence of the Community Manager, supervise, motivate, and direct staff by promoting teamwork to achieve common goals.
Property Appearance/Upkeep:
Maintain the property's neatness, cleanliness, and well-maintained condition. Conduct daily exterior and interior inspections to ensure curb appeal, maintenance, cleanliness, and security procedures are followed.
Customer Service:
Meet company standards for resident satisfaction by ensuring a responsible person is available for building emergencies at all times.
Accurately prepare and process leasing forms, maintenance orders, rent collection, and company reporting.
Additional Requirements:
Ability to work in a constant state of alertness and safe manner. Ability to lift, push, and pull up to 40 pounds.
Valid driver's license and acceptable motor vehicle record required if driving for company business.
Reliable means of transportation and proof of personal auto liability insurance required when using vehicles for company business.
