Responsibilities:


Project Expansion

  • Lead land acquisition efforts across New York City. Identify, source, and secure development sites through multiple channels, including off-market transactions, joint ventures, foreclosures, RFP processes, and direct negotiations with landowners.
  • Build and maintain a robust land pipeline aligned with the company's long-term growth strategy.


Due Diligence & Feasibility

  • Oversee comprehensive due diligence for prospective acquisitions, including zoning analysis, title review, environmental assessments, and physical condition reports.
  • Lead feasibility analysis, evaluating development potential against zoning regulations, entitlement risks, and market demand.
  • Prepare detailed financial models, including cash flow projections, IRR, and sensitivity analyses to support investment decisions.


Investment & Market Research

  • Conduct in-depth market research to track real estate trends, supply and demand dynamics, and emerging neighborhoods.
  • Analyze comparable transactions, replacement costs, and rent growth projections to assess investment viability.
  • Monitor city planning initiatives, rezoning proposals, and public-private partnership opportunities.


Stakeholder & Relationship Management

  • Cultivate and maintain strong relationships with landowners, brokers, attorneys, community boards, and city agencies, including NYC Department of City Planning (DCP), NYC Department of Buildings (DOB), and Economic Development Corporation (EDC).
  • Navigate the New York entitlement process, including ULURP (Uniform Land Use Review Procedure), community board approvals, and environmental review (CEQR).


Negotiation & Risk Control

  • Lead complex deal negotiations, including purchase agreements, joint venture structures, partnership agreements, and financing terms.
  • Identify and mitigate investment risks, including zoning uncertainty, construction costs, and market volatility.
  • Present investment proposals to internal investment committees and senior leadership.


Project Management

  • Work closely with development, design, and construction teams to ensure seamless transition from acquisition to project execution.
  • Monitor project performance against pro forma assumptions, and recommend exit strategies if investment targets are not met.


Qualifications:


Land Acquisition & Market Knowledge

  • Extensive network within the New York real estate community, including brokers, landowners, developers, and public sector stakeholders.
  • Deep understanding of New York’s complex zoning and land use regulations, including zoning lot mergers, air rights transfers, and inclusionary housing programs.


Entitlement & Zoning Expertise

  • Proven track record of successfully navigating New York’s land use approval process, including ULURP, community board presentations, and public hearings.
  • Experience in rezoning, special permits, or achieving development rights enhancements.


Investment & Risk Management

  • Strong financial acumen, with experience in underwriting, deal structuring, and risk assessment.
  • Ability to manage the full investment lifecycle—from origination and underwriting to financing, asset management, and exit.


Market & Product Acumen

  • Deep understanding of New York’s residential, mixed-use, and commercial real estate markets.
  • Ability to evaluate product positioning, unit mix, and amenity strategies to optimize risk-adjusted returns.


Leadership & Negotiation

  • Proven ability to lead negotiations and influence outcomes with a wide range of stakeholders, including property owners, public agencies, joint venture partners, and capital partners.
  • Strong communication and presentation skills, with the ability to articulate complex investment opportunities to senior leadership and investors



Education & Experience

  • Bachelor’s degree in Real Estate, Finance, Urban Planning, or related field; MBA or Master’s in Real Estate preferred.
  • 10 years of experience in land acquisition, development, or investment in New York City.
  • Experience working with institutional developers, private equity firms, or family offices in the NYC market.
