What are the responsibilities and job description for the Independent Sales Agent (Commission-Only) — LED Virtual Production Studio, South Plainfield NJ position at XCrazy Studio?
XCrazy Studio is a physical production and event space you can rent by the hour or by the day — home to a 72 ft × 16 ft (22 m × 5 m) LED wall, the largest virtual production stage in the New York area. We're in South Plainfield, NJ, about 40 minutes from New York City, and we're looking for 3–5 independent sales agents who know the film, advertising, and events world and want to earn serious commission bringing clients to a space that genuinely sells itself.
The space you're selling
- 8,737 sq ft facility, 20 ft (6 m) ceilings, room for up to 200 people
- 72 ft × 16 ft LED wall for virtual production, film shoots, and live events
- Glass-walled soundproof offices and meeting rooms clients can work from while their shoot runs
- Loading dock with drive-in access — cars and sets roll straight onto the stage
- Open 24 hours, NJ film permit in place; film days start at $5,500
Who you'll be talking to
Production companies, ad agencies, event producers, corporate training and meeting planners, and live-show and product-launch organizers across the NJ / NYC metro area.
How the commission works (all paid after the client's payment lands in full)
- You bring the client and close the deal: 12% to start, and the rate climbs with your monthly collected volume — the portion above $30,000 in a month pays 14.5%, and the portion above $60,000 pays 17%. The more you sell, the higher your rate.
- You make the introduction and our business lead Lina runs it to close: 7%–10%.
- Repeat bookings and framework-agreement orders: 10%–12%.
- Land us a framework or long-term anchor client, and rates up to 22% can be approved case by case.
Your part, our part
You develop clients, bring them in for tours, and build the relationship. That's it. Official quotes, contracts, and payments are handled by Lina, our business lead — you never have to quote prices on your own or chase paperwork. We back you up with a full venue info pack, photos, rate sheets, and tour support, so you're never selling empty-handed.
This is a commission-only, independent contractor role — no base salary, flexible hours, work your own network your own way. If you've sold production services, venues, events, or advertising before, we'd love to hear from you.
