Job Summary
We are seeking a motivated and detail-oriented Leasing Specialist to join our young and growing team. The ideal candidate will play a crucial role in managing property leasing processes, ensuring compliance with Fair Housing regulations, and providing exceptional customer service to prospective tenants. This position requires a strong understanding of landlord-tenant law, property management, and effective negotiation skills to facilitate successful leasing transactions. In addition to the base compensation provided, Northwoods offers tailored commissions for all leasing specialists. This candidate must be SELF MOTIVATED and aggessive. The position will service two properties managed by the owner, who lives/works locally. There is a single regional manager over both properties and two other maintenance men on the team.
Duties
- Manage the leasing process from start to finish, including marketing available properties and conducting property tours.
- Screen potential tenants by performing background checks and verifying rental applications in accordance with Fair Housing regulations.
- Maintain accurate records of tenant interactions and leasing activities using property management software (ResMan).
- Assist in the preparation and execution of lease agreements, ensuring compliance with legal requirements and company policies.
- Provide excellent customer service by addressing tenant inquiries, resolving conflicts, and maintaining positive relationships with residents.
- Collaborate with the maintenance team to ensure properties are well-maintained and ready for new tenants.
- Conduct regular market research to stay informed about local rental trends and competitive pricing strategies.
- Support administrative tasks such as data entry, filing, and maintaining organized records related to leasing activities.
- Engage in upselling additional services or amenities to prospective tenants to enhance leasing opportunities.
Experience
- Previous experience in property management or real estate administration is preferred.
- Strong knowledge of landlord-tenant law and Fair Housing regulations is essential for success in this role.
- Proven sales experience with a focus on customer relationship management is highly desirable.
- Excellent conflict management skills and the ability to negotiate effectively are critical for handling tenant relations.
- Proficiency in office tasks including data entry, filing, phone etiquette, and general administrative duties is required.
- Experience with ResMan (Computerized Maintenance Management Systems) or similar software is advantageous.
