Scheduled Hours 40 Position Summary Acts as a senior maintenance technician for matters related to the physical maintenance of all residential, commercial and/or off-campus properties, including plumbing, electrical, mechanical, carpentry, and machine servicing or installations. Performs all work under general supervision and in accordance with established operating policies and safety procedures. Job Description Primary Duties & Responsibilities: Makes initial assessment of property/building conditions, prioritizing required services and managing work assignments at the residential and commercial properties. Plans and manages the repairs/installation of all required work including HVAC, electrical and plumbing systems for short-range projects. Estimates labor time, requisitions materials needed and coordinates other maintenance staff assistance for projects. Under limited supervision, manages outside vendor service schedules and equipment installation at the various properties consistent with approved standards and specifications. Monitors vendor work in progress to verify compliance with approved scope of services and design specifications. Manages apartment unit turnover related vendor work order requirements in coordination with Manager. Regularly inspects the physical condition of residential, commercial and/or off-campus properties. Informs manager of building conditions, problems and needs on a regular schedule. Maintains effective communication with other Maintenance staff. Resolves maintenance problems in a timely manner to avoid disruption/delay to customers. Ensures parts and materials are recorded and tracked properly for inventory and parts usage. At times, outside contractors may be hired to complete repairs outside of the scope/ability of the Maintenance Technician III. Performs other duties as assigned. Working Conditions: Job Location/Working Conditions Physical Effort Ability to lift 50-75 pounds and work outside during all seasons and weather conditions. Provide on-call support as outlined in the rotating schedule. Primarily working inside residential and commercial properties. Equipment Simple hand tools.
