The Opportunity:
We are seeking an execution-focused, metrics-driven Chief Operating Officer (COO) / Managing Partner to launch, scale, and fully operate a multi-tenant 3PL and industrial warehouse hub in Winchester, KY.
The infrastructure is already secure: 330,000 sq. ft. industrial facility with a 3-to-6 pallet high ceiling profile, built for heavy bulk storage, manufacturing overflow, and dry industrial logistics.
The Chairman provides 100% of the real estate assets and foundational capital. The incoming partner provides 100% of the daily operational execution, warehouse technology setup, and corporate client acquisition.
This is a hands-off role for the Chairman. You will have complete operational autonomy and full P&L responsibility.
Who You Are:
- Currently working as a Director, General Manager, or VP of Operations inside a major logistics matrix (e.g., DHL, FedEx Supply Chain, Amazon Fulfillment, or a dominant regional 3PL).
- Capped out on your current corporate ladder and looking for true equity upside.
- Experienced managing an industrial or manufacturing footprint spanning at least 200,000 sq. ft.
- Completely fluent in Warehouse Management Systems (WMS), labor-to-revenue ratios, and B2B contract negotiations.
Compensation & Partnership Structure:
- Competitive executive base salary ($130,000 – $160,000) to secure your personal financial runway.
- High-margin quarterly performance bonuses.
- 15% performance-vesting Phantom Equity (Profit-Interest Units). This is a non-voting vehicle that guarantees an elite, multi-million dollar cash payout when we hit our 5-year valuation targets, while leaving 100% asset control with the Chairman.
