We are seeking a proactive and skilled Apartment Maintenance Technician to ensure the optimal operation and upkeep of residential apartment communities. Duties
- Conduct routine inspections and preventive maintenance on building systems including HVAC, electrical, plumbing, and mechanical equipment to ensure optimal performance.
- Repair and troubleshoot electrical issues using schematics, electrical equipment repair techniques, and tools such as ohmmeters.
- Perform plumbing system maintenance and repairs, including fixing leaks, unclogging drains, and replacing fixtures.
- Maintain building interiors through painting, carpentry, drywall repairs, and other handyman tasks to uphold aesthetic standards.
- Operate hand tools and power tools safely for various repair projects while adhering to safety protocols.
- Utilize programmable logic controllers (PLCs) and schematics to diagnose complex mechanical or electrical problems efficiently.
- Support facilities equipment maintenance including HVAC system repair, welding tasks, and electrical work to ensure all systems operate smoothly.
- Respond promptly to resident service requests with professionalism and excellent customer service skills.
- Assist with maintenance painting projects and other general upkeep duties as needed to maintain property appearance.
- Use maintenance, repair, and operations (MRO) procedures to ensure all equipment is functioning correctly and efficiently.
Skills
- Strong mechanical knowledge with experience in building interior maintenance and facilities maintenance practices.
- Proficiency in electrical work including electrical equipment repair and troubleshooting using tools like ohmmeters.
- Experience with HVAC system repair, including diagnosing issues with heating, ventilation, air conditioning units, and performing necessary repairs or replacements.
- Skilled in plumbing system maintenance and repair techniques for residential properties.
- Ability to read schematics for electrical or mechanical systems to facilitate accurate troubleshooting.
- Knowledge of welding techniques for metal repairs or fabrication tasks when necessary.
- Familiarity with programmable logic controllers (PLCs) for automation troubleshooting is a plus.
- Excellent customer service skills with the ability to communicate clearly in English with residents and team members.
- Competence in using hand tools, power tools, ladders, scaffolding safely and effectively.
- Experience with maintenance painting projects that enhance property aesthetics.
- Ability to interpret technical manuals, schematics, and diagrams related to building systems.
- Leadership qualities for mentoring junior team members or assisting in team coordination when required.
