Maintenance Porter

Reports to: Community Manager & Maintenance Supervisor

FLSA status: Non-exempt

Purpose of Job: To ensure that the property’s exterior is attractive and that tenants and their guests enjoy a quality customer service experience and a comfortable and safe place to live.

Essential Job Functions:
MAXIMIZE REVENUE:

• Perform monthly inspections of all common areas, buildings, equipment, fixtures, plumbing and appliances
• Perform general landscaping, trimming and cleanup
• Perform daily removal of litter on property grounds
• Operate leaf blower and pressure washer for beautification
• Paint exterior and interior surfaces as necessary
• Complete any service requests within 24 hours
• Attend Fair Housing & maintenance seminars on a regular basis
• Comply with all Fair Housing and Equal Housing opportunity requirements
• Other duties as requested by Maintenance Supervisor or Community Manager

MINIMIZE EXPENSES

• Ensure that preventive repairs are done on a regular basis
• Work closely with maintenance supervisor to communicate needed supplies and to discuss vendor orders
• Maintain an inventory of tools, supplies and materials
• Immediately respond to maintenance emergency situations

OPTIMIZE CURB APPEAL:

• Ensure property is always free of litter
• Operate leaf blower
• Operate pressure washer
• Maintain the appearance of the common areas and leasing office
• Promptly notify manager of safety concerns or deficiencies in property appearance
• Pick up and maintain the cleanliness of the property grounds which may minimally include: picking up trash, cleaning signage, touching up paint, cleaning light fixtures, pressure washing, etc.
• Clean the office, lobby, clubhouse, including empty trash.
• Clean the property amenities which may minimally include: fitness center, sports court, dog park, pool & spa, laundry room, model unit, playground, dog wash room, lounge, bike room, package room, barbeques, sitting areas, etc.
• Plant seasonal flowers

Qualifications:

• A valid driver’s license, reliable transportation, and automobile insurance
• Must possess own hand tools

Working Conditions:

• 90% inspecting property grounds and apartment units, general landscaping and grounds work which requires the ability to climb stairs and maneuver narrow walkways.
• Frequent lifting, pushing, carrying or pulling of 20-50 pounds
• Frequent kneeling, crouching, bending and reaching
