Job Description
The Trails on Jackson is seeking a highly motivated, experienced, and results-driven Assistant Property Manager to join our growing team!
We are looking for a strong leader who is organized, dependable, proactive, and passionate about property management. The ideal candidate will work closely with the Property Manager to oversee daily operations, support leasing and marketing efforts, maintain strong resident relationships, and ensure the community operates efficiently and successfully.
This position requires an individual who can take initiative, multitask, solve problems, and confidently handle responsibilities while maintaining a high level of professionalism and customer service.
Key Responsibilities
Property Operations & Administration
- Assist the Property Manager in overseeing daily property operations and ensuring company policies and procedures are followed.
- Support rent collection, delinquency management, and resident account follow-ups.
- Assist with lease renewals, notices, move-ins, move-outs, and resident correspondence.
- Maintain accurate resident files, lease documentation, and property records.
- Assist with preparing weekly and monthly property reports, including occupancy, leasing activity, delinquency, and renewals.
- Monitor outstanding work orders and coordinate with the maintenance team to ensure timely completion.
- Assist in maintaining the overall appearance and presentation of the leasing office, model units, amenities, and community.
- Take ownership of assigned responsibilities and assist in managing the property when the Property Manager is unavailable.
Leasing, Marketing & Social Media
- Actively participate in leasing activities to achieve occupancy and revenue goals.
- Conduct property tours, follow up with prospective residents, and assist with converting leads into signed leases.
- Develop and implement creative marketing strategies to generate traffic and increase leasing opportunities.
- Manage and maintain the property's social media presence, including creating engaging posts, promotional content, and community updates.
- Assist with advertising available apartments, leasing specials, and community amenities across various marketing platforms.
- Monitor online listings to ensure pricing, availability, photographs, and property information are accurate.
- Build relationships with local businesses and participate in outreach marketing opportunities.
- Assist with planning and promoting resident events and community activities.
- Track leasing leads, guest cards, follow-ups, and marketing performance.
Resident Relations & Customer Service
- Provide exceptional customer service to current and prospective residents.
- Address resident questions, concerns, and complaints professionally and promptly.
- Assist with lease renewal efforts and resident retention initiatives.
- Maintain positive relationships with residents, vendors, and team members.
- Promote a welcoming, professional, and customer-focused community environment.
Qualifications & Requirements
- Minimum 2 years of multifamily property management experience preferred, including experience as an Assistant Property Manager.
- Strong understanding of leasing, rent collection, delinquency management, and resident relations.
- Experience with AppFolio Property Manager is strongly preferred.
- Knowledge of Fair Housing laws and multifamily housing regulations.
- Experience with social media marketing, digital advertising, and outreach marketing.
- Strong organizational, communication, and problem-solving skills.
- Ability to multitask, prioritize responsibilities, and meet deadlines.
- Proficient in Microsoft Office, including Excel, Word, and Outlook.
- Ability to work independently while supporting the Property Manager and onsite team.
- Strong attention to detail and commitment to accuracy.
- Professional appearance, positive attitude, and excellent customer service skills.
- Bilingual (English/Spanish) is a plus.
