Portfolio Maintenance Technician
Winstanley Property Management Company has an immediate need for a Maintenance Technician to work out of our Windsor Office, to support multiple buildings and tenants, throughout central CT. The main objective of this position will entail general building maintenance on base building equipment.
This individual will be responsible for the physical structures, grounds and hard surfaces of our commercial properties. Experience and/or knowledge of HVAC equipment, plumbing, roofs, general building infrastructure and equipment is required. This individual will perform a variety of multi-trade tasks, including preventive and corrective maintenance, property inspections and repairs of all equipment.
RESPONSIBILITIES include the following:
1. Responsible for the routine preventive maintenance and repair of HVAC equipment to ensure efficient operation of same.
· Maintains and monitors boilers, including steam trap repairs, pump repairs and checks fuel tank levels.
· Monitors cooling equipment, including chillers, associated pumps and controls.
· Replaces air filters on a regular basis, as needed throughout the year.
· Monitors and maintains exhaust fans regularly throughout the year.
2. Performs routine preventive maintenance and repair of plumbing throughout the buildings to ensure proper functioning of same.
· Repairs faucets and valves as needed.
· Unplugs drain lines as needed.
· Inspects roof and parking lot drainage systems and removes obstructions to ensure proper operation.
3. Performs routine maintenance and repair of electrical systems to ensure efficient operation of same.
· Replaces light switches as needed and noted on maintenance check list.
· Replaces electrical outlets as needed and noted on maintenance check list.
· Replaces fixtures as needed.
4. Conducts building rounds and thorough inspections of the buildings' structure, including roof leak assessment, roof drain maintenance, grounds, and storm drain inspections, to ensure that they are clear and clean.
· Walks the grounds daily/weekly to maintain cleanliness, assess any problems, property inspections and opens work orders with the issues found utilizing Building Engines management program.
· Makes repairs on an as needed basis and exercises good judgment to ascertain priorities when more than one task is required.
· Perform weekly/monthly fire pump churn test, weekly visual PIV inspection and monthly exercising of fire pump and document via Building Engines management program.
5. Responsible for the maintenance functions that need attention to ensure efficient operation.
· Repairs and replaces hinges, doors, windows, and minor roofing as needed and in a timely and professional manner.
· Patches and replaces floor and ceiling tiles as needed.
· Paints, spackles, and sands walls as needed.
6. Updates preventive maintenance tasks to ensure proper maintenance of all equipment.
· Performs preventive maintenance tasks as needed on all systems utilizing Building Engines management program.
7. Inspects and carefully examines all equipment on a regular basis to ensure efficient operation.
· Maintains proper inventory control of all tools and supplies and requests replacement items as needed and in a timely fashion.
8. Supports the WPM Life Safety Program
· Assess fire panel troubles & troubleshoot alarm calls from monitoring/alarm companies (even after hours when on call).
· Assist with distributing hot work permits.
· Assist with quarterly fire sprinkler, fire pumps and water storage tanks inspections.
· Assist with annual back flow inspections, fire alarm inspections & annual property/tenant evacuations.
· This person is expected to take emergency calls/answer e-mails after hours & on weekends (when on call or alert the correct person who is on call).
POSITION SPECIFICATIONS
Education: Position requires high school diploma or equivalent and formal training from an accredited technical school and/or college in one or more trade areas.
Experience: At least 3-5 years of experience in general maintenance and repairs in a commercial office building environment or similar facility. Previous experience with Life Safety, boilers and HVAC equipment is highly desirable.
Special skills: Excellent verbal and written communication skills, interpersonal, task coordination, and organizational skills. Effective at multi-tasking in a fast paced customer service oriented team environment.
Accountability: Responsible for the timely and accurate achievement of work assignments in accordance with established policies and procedures; must be able to work independently with limited supervision. Must be available for emergency calls on a 24/7 basis.
Complexity: Position requires the ability to follow through to completion of assigned tasks, and makes decisions involving proper application of a variety of different trade and/ or maintenance skills. Must exercise good judgment when dealing with co-workers, tenants, contractors, and vendors.
Computer Skills: Demonstrated computer proficiency, Microsoft Suite (Excel, Word, Outlook, etc...)
Building Management Systems (i.e. Metasys, Andover, Honeywell, JACE, etc...).
Certificates and Licenses:
High School diploma or equivalent.
Trade School certification a plus.
Must possess a valid Connecticut Driver’s license and be able to drive to and from various properties with your own reliable vehicle (mileage reimbursable).
