This position is for a Maintenance Technician that will provide facilities support for several office buildings in and around the New Haven CT area. This individual will report directly to the Facility Manager, and support the property management team while working directly with tenants. The position encompasses HVAC, general building maintenance and repairs, involvement with life safety and preventative maintenance field work. Excellent customer service skills, working independently without close supervision, and focus to detail are required. This position will be 40 hours/week and may require off hours work and overtime.
Job Responsibilities:
· Responsible for routine maintenance and repair of HVAC equipment used in commercial buildings.
· Perform routine maintenance and repair of plumbing, roofs, and electrical systems, life safety systems, building inspections, and building preservation
· Perform work as directed by Facility Manager
Job requirements are as follows:
· Commercial building and preventative and corrective maintenance experience
· Knowledge of life safety, plumbing, roofs, general building infrastructure and equipment
· Minimum of 5 years experience in a commercial setting.
· Willing to respond after hours as needed
· Tec School graduate / Registered Apprentice preferred.
· Experience with building automation systems, ESC or Johnson Metasys a plus
· Experience with work order management systems, i.e., Building Engines preferred
Technical requirements:
· Ability to perform preventative maintenance and light repairs on HVAC equipment in a commercial setting.
· Ability to oversee mechanical sub-contractor’s work to ensure contractor is performing work per the requested scope.
Other requirements:
· Willing to accept changes in work schedule both temporary and permanent.
· Able to multi-task, meet deadlines and close out work orders timely.
· Computer proficient- knowledge of Microsoft Suite (Excel, Word, Outlook)
· Communicates effectively verbally and in writing.
· Must be accessible to the New Haven area for on-call scheduling 24/7
· Will respond to emergencies within 35 minutes.
· Must possess valid driver's license
· Familiar with environmental laws and OSHA regulations, and willing to obtain OSHA 10 certification.
· Ability to lift and carry up to 50 lbs periodically.
· Preference will be given to individuals with prior work experience in biotech and research facilities.
