WinnCompanies is searching for an agile and motivated Property Manager I to join our team at Seasons at Redondo Beach, a 150-unit affordable housing community located in Redondo Beach, CA.
In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.
Please note that the pay rate for this position is $22.00 to $27.70 per hour. The selected candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM, with on-call activity as needed.

Responsibilities
- Collaborate with senior management to establish and review all matters related to rent.
- Maintain optimum level of occupancy through proactive marketing.
- Process timely and accurate move-ins, move-outs, recertifications, and renewals.
- Approve rental applications following property and agency standards.
- Ensure all property resident files are organized, complete, and accurate.
- Maintain compliance with all state and federal program regulations relating to the property.
- Ensure the property and grounds are well maintained.
- Resolve resident issues and conflicts in a timely manner and in accordance with site guidelines.
- Prepare the property's annual budget for approval by senior management.
- Manage timely collection and deposits of all rents and fees.
- Hire, develop, and support new team members in accordance with Winn's Guiding Principles.
- High school diploma or GED equivalent.
- Minimum of 1-3 years of property management and tax credit (LIHTC) experience.
- Less than 1 year of relevant supervisory experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with computer systems, particularly Microsoft Office Suite.
- Outstanding verbal and written communication skills.
- Excellent customer service skills.
- Ability to multi-task and manage a fast-paced office environment.
- Ability to manage and work with a diverse group of people and personalities.
- Superb attention to detail.
- Bachelor's degree.
- Certifications in NAHP, CPL, SHCM, CAM (MA – C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA.
