What are the responsibilities and job description for the Change of Occupancy Maintenance (COM) Coordinator (Fort Wainwright) position at WinnCompanies?
- Update and adjust COM schedules based on technician production, absences and changes.
- Coordinate QA, and punch list corrections to ensure timely completion.
- Verify that labor and parts entries are entered on all work orders.
- Reconcile technician labor hours in Yardi.
- SuiteSpot Administrator to facilitate proper access, update team capacity and demand.
- Schedule and adjusts technician’s daily work load.
- Ensure prompt payment of purchase orders for COM activities and update vendor information in Suite Spot in alignment with WOMAs.
- Ensure consistent and accurate communication between maintenance department and community/leasing offices.
- Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues.
- Responsible for duties of COM Manager, Other Department Managers, Resource Manager and Field Supervisors in their absence or as required.
Requirements:
- High school diploma or GED equivalent.
- Less than 1 year of relevant work experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with computer systems, including Microsoft Office.
- Ability to respond to requests in a timely and respectful manner.
- Outstanding verbal and written communication skills.
- Good organizational and administrative skills.
- Superb attention to detail.
- This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.
Preferred Qualifications:
- Vocational or technical training.
- Forklift operation certification.
- Experience with Yardi property management software.
