Director Facilities I (Fort Wainwright)

WinnCompanies is searching for a hands-on and experienced Director of Facilities I to join our military housing team at Fort Wainwright, AK and Fort Greely, AK.  

In this role, you will be responsible for providing leadership and guidance in order to ensure maintenance standards are achieved and sustained at all communities within the project company. Oversee all maintenance personnel at one or more locations. Ensure that the company obtains the best value for its maintenance and capital expenditure dollars, and that capital and reserve for replacement projects are dealt with professionally on an administrative basis and coordinated properly with the senior management and the field staff. This position supports multiple properties at both military installations (SITE NAME(S)). 

This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility. 

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM, with on-call activity as needed.

Responsibilities: 

• Ensure the that all Winn Military Housing Services, Lendlease and Military Partner policies, procedures, standards and reporting requirements are effectively communicated to all employees.
• Work with site leadership on strategies for accountability and setting of goals and quality.
• Participate in site safety and environmental programs, coordinating with regional Lendlease safety and environmental managers on immediate concerns and opportunities for improvement.
• Conduct incident investigation in coordination with safety personnel and provide report and recommendations for improvement.
• Identify trends and implement best practices to prevent reoccurrence.
• Work with Maintenance Managers to provide support as required to provide accurate forecast of Controllable Expenses.
• Review monthly financial statements and discuss concerns and corrective measures.
• Responsible for generation of the Project Budget and Business plan for maintenance and capital expenses and projects.
• Participate in hire, termination, and progressive discipline in coordination with HR and provide regular updates to DPM and VP Facilities.  
• Actively participate in recruitment process for all supervisory personnel and structure or compensation adjustments for maintenance personnel.  
• Review Open Position Report & work with managers to fill the positions in a timely manner.  
• Work with HR, DPM, Winn RVP and Facilities VP on performance issues with MM’s and implement the agreed course of action and support.
• Ensure that all contracts for capital projects and ongoing maintenance are coordinated, properly bid, and completed in accordance with company standards.  
• May be responsible for oversight and management of capital projects. 

Requirements: 

• Associate’s degree.
• 5-8 years of work related experience.
• 5-8 years' previous supervisory experience.
• Experience working with call centers, dispatch, warehouse and service operations.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Proficiency in Microsoft Office Suite and Yardi or other similar industry software preferred.
• Excellent managerial skills.

• Superb attention to detail.
• Strong customer service and resident relations experience.
• Outstanding leadership skills.

Preferred Qualifications: 

• Bachelors degree in business management or related field.
• Prior military housing experience.
• Ability to resolve conflict and have difficult conversations.
• Ability to relocate if needed.
• Experience in military housing maintenance management.
• Experience working with call centers, dispatch, warehouse, and service operations.
• Experience with Yardi or RealPage property management software.
