Winmar Advisory is seeking a Development Manager to support the sourcing, underwriting, execution, and management of real estate development projects across our growing platform. This role will be responsible for advancing projects from initial site evaluation through entitlement, financing, construction, and disposition, while coordinating with internal teams, capital partners, consultants, municipalities, contractors, and end users.
The Development Manager will play an active role in executing Winmar's development strategy, with a primary focus on retail pad site development, hospitality, residential lot development, and other opportunistic projects. This individual must be equally comfortable analyzing investment opportunities, managing project execution, solving complex development challenges, and representing Winmar in front of partners and stakeholders.

- Lead development projects from acquisition and feasibility through entitlement, financing, construction, stabilization, and disposition.
- Coordinate and manage architects, engineers, surveyors, attorneys, contractors, and consultants throughout the development process.
- Oversee project schedules, budgets, milestones, and risk management initiatives.
- Manage permitting and entitlement efforts, including municipal approvals, zoning processes, and agency coordination.
- Monitor construction progress and collaborate closely with Winmar Construction and third-party contractors to ensure projects remain on schedule and within budget.
- Identify and resolve development challenges related to site constraints, approvals, design, costs, and execution.
- Develop financial models, project pro formas, sensitivity analyses, development budgets, and investment memoranda.
- Assist in evaluating acquisition opportunities, land positions, development partnerships, and strategic investments.
- Support financing efforts by preparing lender and investor materials, coordinating due diligence, and assisting with capital raises.
- Track project performance against underwriting assumptions and recommend adjustments when necessary.
- Collaborate with the Advisory team on tenant strategy, site selection, market analysis, and retailer engagement.
- Support leasing efforts, including LOI review, lease analysis, and coordination with brokers and tenants.
- Assist with portfolio management, asset strategy, and disposition planning.
- Contribute to new development initiatives, market expansion opportunities, and platform growth strategies.
- Serve as a primary point of contact for assigned projects.
- Represent Winmar in meetings with investors, lenders, municipalities, tenants, consultants, contractors, and community stakeholders.
- Build and maintain strong relationships with public and private sector partners to facilitate project success.
- Bachelor's degree in Real Estate, Finance, Construction Management, Engineering, Architecture, Urban Planning, or a related field.
- 5 years of experience in real estate development, development management, construction management, commercial real estate, or related disciplines.
- Experience managing projects through entitlement, permitting, financing, and construction.
- Strong understanding of development underwriting, project feasibility analysis, and financial modeling.
- Experience with retail, mixed-use, hospitality, industrial, residential, or land development projects preferred.
- Knowledge of zoning, land use, entitlement, and municipal approval processes.
- Advanced proficiency in Excel and Microsoft Office Suite; experience with AI tools and real estate technology platforms preferred.
- Strong written, verbal, presentation, and negotiation skills.
- Highly organized with exceptional attention to detail and the ability to manage multiple projects simultaneously.
