Maintenance Director
REPORTS TO: Executive Director
DEPARTMENT: Administration
FLSA STATUS: Exempt

LOCATION:
POSITION SUMMARY:
The Maintenance Director is responsible for ensuring that Willow Ridge Senior Living
communities are safe, sanitary, attractive, and well maintained and are operating within the
community maintenance budget, WRSL policies and procedures, and any applicable laws and
regulations.
QUALIFICATIONS REQUIRED:
- High school diploma or general education degree (GED) required.
- Three to five years of property management or other building maintenance
experience performing the duties of Maintenance Technician or Maintenance
Director preferred.
- Experience and Knowledge of senior living, including assisted living, Memory care,
and Enhanced Assisted Living preferred.
- Knowledge of and/or ability to quickly master an understanding of related regulatory
and compliance requirements required.
- Maintains a valid driver's license for car travel as needed.
- Experience in recruiting, training, and managing people is preferred.
- Working knowledge of computers including Excel, Word, and MS Office.
RESPONSIBILITIES:
- Supervise, develop, and schedule all maintenance department staff to include
Housekeeping according to WRSL policies, procedures, and standards.
- Assist in the development of the annual maintenance operating budget including
capital expenditures (CAPEX).
- Operate the maintenance Department within budget and according to WRSL policies,
procedures, and standards.
- Responsible for ordering and maintaining adequate housekeeping and maintenance
supplies. (paper products, cleaning products, linens, etc..)
- Communicate and negotiate professionally with external maintenance vendors and
suppliers as needed and obtain company approval.
- Monitor and enforces contract terms via communication with the Executive Director.
- Ensure and maintain that the community remains compliant with all current life
safety rules and regulations.
- Complete in a timely manner quality management review to ascertain if the
department is meeting state regulations and WRSL policies and follow up as needed.
- Responsible for appropriate maintenance department staffing staff to include
housekeeping levels needed to meet the needs of the facility and state guidelines, to
include filling in for staff during unexpected shortages.
- Provide or arrange for community maintenance and preventative maintenance per
state specific and WRSL guidelines.
- Manages all the maintenance needs of the community to ensure the physical
condition of the community is maintained at WRSL standards.
- Act as the community's Impairment coordinator and participates in any needed
follow up.
- Act as the community's safety coordinator and participates in any needed follow up.
- Responsible for community's emergency and disaster preparedness plan.
- Provides ongoing education to all staff with state required emergency preparedness
drills with appropriate documentation. (Fire, evacuation, elopement, severe weather,
etc..)
- Provide orientation and training to new maintenance department and housekeeping
staff members and provide ongoing training to current department staff members.
- Support the resident move-in process with a positive attitude and image of WRSL.
- Maintain active community and professional ties with all appropriate outside vendors
and contractors.
- Responsible for tracking attendance of all maintenance department and
housekeeping staff and effectively carrying out disciplinary action where appropriate
and per WRSL policy.
- Communicate and enforce policies and procedures and effectively recommend
corrective and disciplinary action to enforce such policies.
- Assist Executive Director with timely submission of state required event reports.
- Implement and maintain accurate preventative maintenance records.
- Maintain up to date WRSL and DOH required records electronically and/or on paper.
- Manages all customer service requests using the Facility work order system, including
prioritization and delegation to assigned staff and follow through to ensure issue is
resolved.
- Manage all apartment turnovers and ensure that they are ready for new move ins in a
timely manner.
- Inspect and ensure all community equipment and machines are safe and fully
functional.
- Inspects grounds, buildings, and apartments on a regular basis to ensure that all
physical aspects of the community are always fully functional.
- Ensures that residents and families receive the highest quality of service in a caring
and compassionate atmosphere which recognizes the individuals' needs and rights.
- Acquire, and maintain, an understanding of, and comply with, all Willow Ridge safety
practices, policies and procedures related to your job.
- Participate and present in annual safety training and in services.
- Monitor your staff's compliance with safety policies and procedures, implement
corrective actions when indicated.
- Report any staff injury or accident in a timely fashion for your department.
- Actively participate in employee injury/accident investigations in your department.
- Rotate as a member of the Safety Committee.
- Performs all other duties as needed or requested by a supervisor.
LEADERSHIP:
- Through example, inspires and motivates performance of subordinates and

- Coach and evaluate staff performance as necessary to maintain high standards of
quality care, financial accountability, and business growth.
- Evaluate the performance and effectively recommend changes to terms and
conditions of employment for all maintenance department and housekeeping staff.
- Interview and hire all community maintenance department staff.
- Uses critical thinking and sound judgement on decisions that impacts residents,
associates, and general operation of the community.
- Ability to assess and understand customers' expectations, needs and circumstances.
- Ability to speak intelligently about Willow Ridge and of assisted living programs.
- Assist the Executive Director with prompt follow-up and resolution of customer
service complaints and inquiries.
- Assist and participate in the community's orientation program and ongoing lnservice
program.
- Support community staff in infection control procedures including the COVID-19 and
blood borne pathogen exposure plan.
- Maintain a high level of confidentiality regarding residents, staff, and the community.
- Maintain flexible work schedule to be available to work evenings, nights, weekends,
and holidays as needed.
- Rotating a manager on duty schedule with other directors.
- Availability by phone or page 24 hours a day, 7 days a week for emergencies.
- Follow The Willow Ridge Way and Willow Ridge Senior Living policies and procedures.
PHYSICAL/SENSORY REQUIRMENTS:
- Ability to exert 20-50 pounds of force occasionally and/or 10-25 pounds of force
frequently and/or up to 10 pounds of force constantly to lift, carry, push, pull, or
otherwise move objects.
- Additional physical demands include standing, walking, sitting, stooping, kneeling,
crouching, crawling, bending, twisting and generally all movement associated with
maintenance and housekeeping.
- Travel frequently by car.
- Must be in full compliance with all regulatory required vaccinations (including COVID
19, MMR, etc..).
OSHA CLASSIFICATIONS:
- Potential for exposure to bloodborne pathogen.

Pay: $65,000.00 - $70,000.00 per year
