What are the responsibilities and job description for the Property Maintenance Manager position at Wilco Properties LLC?
We are a local, mid-sized Property Management Company, located in the South Wedge Neighborhood of Downtown Rochester, looking for a reliable Maintenance Manager to oversee all installation, repair and upkeep operations of the company’s rental properties. You will be the one to ensure that your colleagues have the best physical resources available to complete their duties according to budget. This is a working position, the maintenance manager is expected to be in the field, completing tasks as well as ensuring all tasks are being completed to company standards.
A great maintenance manager will have a solid understanding of plumbing, HVAC, electrical systems as well as carpentry and other specialities. They will be well-versed in all maintenance process and health and safety regulations. The ideal candidate will also have aptitude in undertaking administrative tasks such as reporting, budgeting etc.
The goal is to ensure the company properties are well-cared for and adequate to support the company’s business operations.
Responsibilities
- Develop maintenance procedures and ensure implementation
- Recruit, supervise and train maintenance technicians
- Manage relationships with contractors and service providers. Supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
- Inspect and maintain building systems (heating, ventilation etc.)
- Inspect facilities periodically to determine problems and necessary maintenance
- Plan and oversee all repair and installation activities
- Keep maintenance logs and report on daily activities to office staff
- Prepare maintenance schedules and allocate work in coordination with office staff per NYS Tenant Laws
- Contribute to the development of maintenance budget and ensure compliance
- Monitor inventory of materials and equipment
- Participate in coordination of projects (e.g. renovations)
- Ensure adherence to quality standards and health and safety regulations
- Monitoring On Call Emergency Maintenance calls after hours, ensuring a prompt and professional response.
Requirements
- Proven experience as maintenance manager or other trade managerial role
- Experience in planning maintenance operations
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.
- Strong technical knowledge of all building systems (electrical, heating etc.)
- Working knowledge of facilities machines and equipment
- Must have excellent communication, interpersonal, customer service, organizational and time management skills and be able to communicate with office, coworkers, residents, emergency providers and outside contractors
- Outstanding organizational and leadership abilities
- An eye for detail, and dedication to craftsmanship no matter the job
- Must be able to manage a flexible schedule including overtime and on call
- A smart phone and the aptitude to use a smart phone is required for this position
- Reliable transportation
- High school diploma or equivalent
- Valid Driver's license with clean driving record
- Valid Certified Maintenance Manager (CMM) will be a plus
- Experience using Buildium Property Management Software also a plus
Pay: $25.00 - $30.00 per hour
