Job Title: Association Property ManagerLocation: Manchester, NHJob Type: Full-TimeSalary: $60,000 – $80,000 annually (commensurate with experience)Position OverviewThe Condo Association Property Manager is responsible for the efficient and effective management of condominium association operations. This includes maintaining property standards, ensuring financial stability, and enforcing community rules and regulations. The ideal candidate will possess strong organizational, communication, and leadership skills to promote resident satisfaction and smooth day-to-day operations.Key ResponsibilitiesProperty Maintenance & InspectionsConduct quarterly inspections of common areas and units to identify maintenance needs and safety concerns.Respond promptly to homeowner maintenance requests and ensure timely resolution.Oversee routine maintenance activities such as landscaping, cleaning, and repairs in coordination with the Maintenance Manager and vendors.Financial ManagementPrepare and manage the annual association budget.Monitor collection of dues and fees; ensure timely payments.Review expenses and prepare financial and variance reports for the Board of Directors.Collaborate with the association’s Comptroller or financial advisor to maintain fiscal health and compliance.Coordinate with legal counsel for collections when necessary.Vendor ManagementNegotiate and manage service contracts to ensure quality and compliance.Solicit bids for services and maintain strong vendor relationships.Schedule and track vendor services such as landscaping, cleaning, and maintenance.Resident Relations & CommunicationAct as the primary point of contact for homeowners, addressing inquiries and concerns professionally.Provide regular updates on community projects, events, and announcements.Prepare newsletters, meeting notices, and event communications.Foster a positive community atmosphere through effective communication and conflict resolution.Compliance & Legal OversightEnsure adherence to local, state, and federal regulations.Maintain accurate records of contracts, permits, and legal documents.Enforce association rules and bylaws, addressing violations as needed.Board Support & MeetingsPrepare agendas and materials for Board and annual meetings.Record and distribute meeting minutes when applicable.Organize annual meetings, including proxy collection and election facilitation.Provide ongoing updates and guidance to the Board of Directors.Emergency Preparedness & SafetyReview and update emergency protocols regularly.Ensure residents have access to emergency contact information.Maintain safety equipment such as fire extinguishers and alarms.Documentation & ReportingMaintain accurate records of transactions, communications, and service requests.Provide monthly reports to the Board highlighting key activities and financials.Archive essential documentation for future reference.QualificationsSkills: Strong organizational, communication, and customer service abilities; capable of managing multiple priorities and deadlines.Knowledge: Comprehensive understanding of property management principles, financial oversight, vendor relations, and community association regulations.Experience: Minimum 2 years in property management, preferably within condominium or association settings.Physical RequirementsAbility to conduct property inspections, including walking the premises.Proficiency with office equipment and software for reporting and communication.Compensation & BenefitsSalary: $60,000 – $80,000 per yearBenefits include:401(k) with matchingDental, vision, and life insurancePaid time offReferral programRetirement planWork Location: On-site Company DescriptionWicked Staffing Solutions is a proud New England based Staffing and Recruiting firm that services Massachusetts and New Hampshire.
