Description

Job Title: Building Engineer 6A-C

Position Function: The Building Engineer is responsible for the day to day operations of the building's physical plant systems throughout the building(s) to which they are assigned, performs routine maintenance and repairs on all mechanical equipment, performs daily inspections and assessments of the various kinds of systems and equipment, utilizes direct digital controls to monitor and update time schedules of HVAC equipment, plans and coordinates with building administrators and staff. The Building Engineer is responsible for performing preventative maintenance on their building's HVAC equipment and all building maintenance work orders. In carrying out these responsibilities, the Building Engineer shall work closely with the Supervisor of Building Engineers in coordination with the building principal.

Essential Performance Responsibilities

  • Perform work in a safe manner and report any hazardous conditions
  • Accept responsibility for assisting with training, skill development and supervision of other team members
  • Assist in maintaining good public relations, being cognizant that a Building Engineer represents both the Facilities Division and Wichita Public Schools
  • Cooperate with other employees and maintain good public relations inside and outside of his/her assignment
  • Display willingness to be trained in all phases of the assignment and increase his/her skills, thus, qualifying for advancement
  • Possess a work ethic that is strongly oriented toward both efficiency and customer service
  • Maintain appropriate licenses and certifications always including a valid Kansas driver’s license throughout employment
  • Possess superior knowledge of procedures, materials and equipment utilized in the designated area while displaying good workmanship, planning, and leadership
  • Work cooperatively with others and assist in maintaining open lines of communication
  • Work directly or indirectly under the Building Engineer Supervisor and Principal
  • Daily schedule may fluctuate to accommodate deadlines and delivery of services
  • Maintain adequate physical condition, strength, and flexibility to be able to perform the required tasks
  • Understand the operational requirements of all mechanical equipment, and operate the mechanical systems in a safe and efficient manner
  • Perform routine maintenance and repairs on mechanical equipment, such as changing air filters as needed, changing fan belts, replacing bearings and washing out the coils on the chillers and air handlers when needed
  • Perform routine maintenance and repairs on electrical equipment, such as light fixtures, light switches, outlets and unit ventilator motors
  • Perform routine electrical testing on circuits, fuses, relays, and controls
  • Understand basic electrical diagrams
  • Read Electrical, Mechanical, and Plumbing sections of blueprints

Perform routine maintenance on boilers such as test and blow down low water cut-off.

  • To prepare for yearly summer maintenance open fire and water side of steam boilers every year, and open scotch marine boilers as requested
  • Abide by Health Department guidelines by checking the pool's water chemical composition first thing every morning and as necessary throughout the day. Maintain a log as directed by the Health Department to record chemical level checks and document inspections.
  • Responsible for all aspects of the swimming pool maintenance and associated equipment.
  • Perform a complete weekly walk-through of the building to check for leaks, bad belts, abnormal sounds, etc.
  • Document and submit work tasks for all issues found during the building walk through and make or coordinate all necessary repairs with instructions from Bldg. Engineer Supervisor
  • All HVAC equipment should be checked daily through controls to ensure that it is operating correctly. During cooling season, special attention should be paid to condensate pans and drains to help prevent water damage from leaks. Clean pans, add pan tabs, and blow out condensate drains as necessary
  • Perform a weekly walk-through of the tunnels to check for leaks, abnormal noises from any equipment, smells, and other potential problems; take appropriate action
  • Check lighting as you walk through the building each morning to observe lights that are not working; replace or repair components as needed.
  • Check restrooms and drinking fountains for clogged drains, leaking faucets, valves, supply and drainpipes to conserve water and prevent water damage
  • Utilize augers for toilets, sinks, urinals, and other traps
  • Maintain plumbing fixtures, repair leaking faucets, flush valves.
  • Utilize a daily checklist provided by Bldg. Engineer Supervisor to ensure that all critical building needs are met, and all daily work tasks are entered
  • Work cooperatively with all personnel in the building as well as all SSC personnel
  • Assist custodians, groundskeepers, and other staff as needed in special situations, such as snow and ice removal, preparation for special programs, clean-up of floods/spills and storm damage
  • Strive to continually improve job skills and efficiency
  • Assist School Service Center crew people with building related tasks as requested by the school
  • Required to be the after-hours emergency responder for all calls (boiler alarms, water leaks, etc.).
  • Required to assist with snow removal or storm damage clean up when called upon

Additional Duties: Assists with additional duties as assigned by Supervisor.

Equipment: The employee must demonstrate the ability to use various equipment assigned to the job position as needed. Uses hand tools of trade and related power equipment. This position requires the ability to use iPads in addition to basic office equipment such as computers, copiers, scanners, and fax machines. Must always comply with WPS guidelines for equipment use.

Travel: Travel between schools and central offices will be required.

Physical And Mental Demands

  • Ability to perform all tasks and work the hours required
  • Ability to work indoors in extreme heat and cold and outdoors in inclement weather conditions including heat, cold, rain, or snow must be able to drive in varying outdoor weather conditions
  • Ability to wear proper safety equipment as required while performing the various tasks required for this position
  • Ability to work overtime on short notice may be required
  • Work in standard office, shop and school building environments
  • Ability to work in confined or high spaces; some strenuous physical work
  • Ability to work productively in stressful situations
  • Attendance at all required meetings and in-services
  • Daily schedule may fluctuate to accommodate deadlines
  • Must be physically capable and consciously dedicated to working extended hours when conditions demand
  • Limited (0-1 hour): Crawling, lying down (back, side, front), keyboarding/mouse, and high impact vibratory tools (bucking/riveting)
  • Occasional (1-3 hours): Below the waist reaching, waist to shoulder reaching, overhead reaching, sitting, climbing/ balancing (stairs, ladders, others), operating foot controls, bending at the waist, kneeling, crouching (squatting), fine finger manipulation, and low impact vibratory tools (drilling/sanding)
  • Frequent (3-6 hours): Standing, walking, rotation of head/neck, flexion (head bend down & head bend back), twisting at the waist, and forceful gripping
  • Constant (6-8 hours): Total reaching, and handling/grasping
  • Exposures to: Dust, odor, fumes, mists, gases, and chemicals ( leak detector, hydrochloric acid, lubricants, PVC cement & primmer, fire stop, Loctite (262, 515, & 620), cleaning solutions (including nickel safe cleaner, shiny-side coil cleaner), refrigerants (R-22, 134a, 404, 410 &407c), refrigerant oils (mineral and POE based), boiler chemicals (Chemsearch 585, CWT-92, Chemsearch 100 & MB 1000), compressed gas (oxygen, nitrogen, acetylene, carbon dioxide & map gas), propylene glycol, Algaecide, spray paint, Cal-shield, soldering flux paste, and Sta-clean antimicrobial)

Employee Punctuality And Appearance

  • For schools to operate effectively, employees are expected to perform all assigned duties and work all scheduled hours during each designated workday, unless the employee has received approved leave.
  • Any deviation from assigned hours must have prior approval from the employee's supervisor.
  • All employees are required to report to work dressed in a manner that reflects a positive image of USD 259 and is appropriate for their position.

Qualification Profile

  • A High School Diploma or GED is preferred
  • Must maintain a valid Kansas driver's license at all times throughout employment
  • Master or Journeyman mechanical, plumbing, or electrical license preferred
  • 3 years of work experience in a related field is required
