Full-Time Maintenance Technician Position Summary

The Full-Time Maintenance Technician is responsible for supporting the day-to-day maintenance and upkeep of a affordable housing community. This position works closely with and under the direction of the Maintenance Supervisor, as part of the on-site maintenance team, to ensure the property remains safe, functional, clean, and well maintained.

The Maintenance Technician will assist with resident work orders, preventative maintenance, unit turnovers, property inspections, grounds upkeep, and general repairs. This position requires someone who is dependable, organized, able to work as part of a team, and comfortable interacting professionally with residents.

Key Responsibilities General Maintenance & Repairs

• Perform routine maintenance and repairs, including plumbing, drywall, painting, flooring, appliance repair, and general carpentry.
• Respond promptly to resident maintenance requests and work orders.
• Troubleshoot maintenance issues and determine appropriate corrective action in coordination with the Maintenance Supervisor.
• Assist with unit turnovers, including repairs and preparing units for new residents.
• Maintain common areas, grounds, buildings, and overall property appearance.
• Communicate larger or more complex repair needs to the Maintenance Supervisor.

Preventative Maintenance

• Assist with preventative maintenance of building systems, equipment, apartment units, and common areas.
• Monitor water heaters, lighting, plumbing fixtures, appliances, and other property components.
• Identify potential maintenance and safety concerns before they become larger issues.
• Maintain and properly organize maintenance tools, equipment, supplies, and work areas.
• Complete preventative maintenance tasks according to established schedules.

Property Inspections & Affordable Housing Compliance

• Assist with routine inspections of apartment units, buildings, grounds, and common areas.
• Complete maintenance-related items identified during property, management, or affordable housing inspections.
• Identify and report health, safety, maintenance, or property concerns to the Maintenance Supervisor and management.
• Assist with preparing units and property areas for scheduled inspections.
• Help ensure the property is maintained in accordance with company standards and applicable affordable housing requirements.

Vendor & Contractor Coordination

• Assist the Maintenance Supervisor and management with outside vendors and contractors as needed.
• Provide access to units or property areas when authorized.
• Communicate concerns regarding vendor or contractor work to the Maintenance Supervisor.
• Maintain professional working relationships with vendors and service providers.

Resident Relations

• Maintain professional, respectful, and courteous communication with residents.
• Respond to resident maintenance concerns in a timely and professional manner.
• Provide excellent customer service while performing maintenance inside occupied apartment homes.
• Respect resident privacy and confidentiality while working in units.
• Work with the Maintenance Supervisor and property management team to maintain positive resident relations.

QualificationsRequired

• Previous maintenance experience in apartment communities, residential properties, construction, or a related field.
• Basic knowledge of plumbing, appliance repair, carpentry, painting, and general building maintenance.
• Ability to troubleshoot basic maintenance issues.
• Ability to work both independently and collaboratively with the Maintenance Supervisor and property management team.
• Valid driver's license and reliable transportation.
• Ability to safely use common maintenance tools and equipment.
• Ability to lift, carry, and move maintenance equipment and supplies as needed.

Preferred

• Previous apartment or multifamily housing maintenance experience.
• Previous experience working in affordable housing.
• Experience with preventative maintenance programs.
• General knowledge of property management operations.
• Experience completing apartment unit turnovers.

Work Environment & Physical Requirements

This position is based in person at a multifamily affordable housing community located at 650 S. Walsh Dr., Casper, WY 82609. The Maintenance Technician will work closely with the Maintenance Supervisor and property management staff to support the daily maintenance needs of the community.

The position includes both indoor and outdoor work in varying weather conditions. The employee must be able to stand, walk, bend, kneel, reach, climb stairs and ladders, lift and carry equipment and supplies, and perform physical maintenance duties throughout the workday.

The Maintenance Technician may be required to enter occupied and vacant apartment homes, mechanical areas, common areas, and other areas of the property while performing assigned duties.
