Position Overview
We are seeking an experienced Commercial Property Manager to oversee the day-to-day operations of our commercial real estate portfolio. The ideal candidate will be responsible for maximizing property value, ensuring tenant satisfaction, and maintaining properties to the highest standards.
Key Responsibilities
Property Operations & Maintenance
- Oversee daily operations of assigned commercial properties, including office buildings, retail centers, or industrial facilities
- Coordinate and supervise maintenance, repairs, and capital improvement projects
- Conduct regular property inspections to ensure compliance with safety regulations and company standards
- Manage vendor relationships and service contracts for cleaning, security, landscaping, and maintenance services
- Respond promptly to emergency situations and coordinate appropriate resolution
Financial Management
- Prepare and manage annual operating budgets for assigned properties
- Monitor expenses and identify cost-saving opportunities while maintaining quality standards
- Collect rent payments and ensure timely tenant billing
- Review and approve invoices and purchase orders within established budget parameters
- Prepare monthly financial reports and variance analyses
Tenant Relations
- Serve as primary point of contact for tenant inquiries, concerns, and requests
- Foster positive tenant relationships to maximize retention and satisfaction
- Coordinate lease administration activities including renewals, expansions, and terminations
- Ensure timely resolution of tenant issues and service requests
- Conduct move-in and move-out inspections with tenants
Leasing Support
- Work closely with leasing team to prepare vacant spaces for showing
- Provide market insights and property information to support leasing efforts
- Coordinate tenant improvements and build-outs for new leases
Qualifications
Required:
- Bachelor's degree in Business Administration, Real Estate, or related field, or equivalent experience
- 3-5 years of commercial property management experience
- Strong understanding of commercial lease agreements and property operations
- Excellent financial acumen and budget management skills
- Proficiency with property management software and Microsoft Office Suite
- Outstanding communication and interpersonal skills
- Strong organizational abilities and attention to detail
- Ability to handle multiple priorities and work independently
Preferred:
- CPM (Certified Property Manager) or RPA (Real Property Administrator) designation
- Experience with specific property types (office, retail, industrial)
- Knowledge of local building codes and regulations
- Experience managing properties of similar size and complexity
Physical Requirements
This position requires the ability to walk properties regularly, climb stairs, and occasionally lift up to 25 pounds. Must be available for occasional after-hours emergency calls and weekend property inspections.
