Position Overview
We are seeking a results-driven Commercial Leasing Manager to lead our leasing efforts and maximize occupancy across our commercial real estate portfolio. The ideal candidate will be a strategic thinker with exceptional sales skills, strong market knowledge, and the ability to build lasting relationships with prospective tenants and brokers.
Primary Responsibilities
Leasing & Sales
- Develop and execute comprehensive leasing strategies to achieve occupancy and revenue goals
- Prospect for and qualify potential tenants through direct outreach, networking, and broker relationships
- Conduct property tours and presentations to showcase available spaces
- Negotiate lease terms, renewals, and expansions in alignment with ownership objectives
- Prepare lease proposals, letters of intent, and lease agreements
- Track and manage the leasing pipeline from initial contact through lease execution
- Meet or exceed monthly and annual leasing targets
Market Analysis & Strategy
- Monitor local market conditions, competitor activity, and rental rate trends
- Conduct competitive property surveys and market research
- Provide recommendations on pricing strategies and lease concessions
- Identify emerging market opportunities and tenant prospects
- Prepare market analysis reports for ownership and stakeholders
Broker Relations
- Cultivate and maintain strong relationships with commercial real estate brokers
- Coordinate co-brokerage arrangements and commission agreements
- Organize broker tours, open houses, and property marketing events
- Serve as primary point of contact for brokerage community
- Process and track broker commission payments
Marketing & Promotion
- Develop marketing materials including brochures, property flyers, and listing information
- Coordinate professional photography, videos, and virtual tours
- Manage property listings on CoStar, LoopNet, and other commercial platforms
- Collaborate with marketing team on digital campaigns and social media presence
- Create and distribute email campaigns to targeted tenant prospects
- Maintain updated property information and availability on all platforms
Lease Administration
- Work with legal counsel to draft and review lease documents
- Ensure lease terms are accurately documented and communicated to property management
- Coordinate tenant improvement allowances and construction schedules
- Manage lease abstract systems and maintain accurate records
- Facilitate smooth tenant onboarding and move-in process
Tenant Retention
- Proactively manage lease expiration reports and renewal pipeline
- Initiate early renewal discussions with existing tenants
- Understand tenant business needs and expansion requirements
- Collaborate with property management to ensure high tenant satisfaction
- Address tenant concerns that may impact renewal decisions
Reporting & Analysis
- Prepare weekly and monthly leasing activity reports
- Track key performance metrics including tours, proposals, and conversion rates
- Maintain accurate data in CRM and property management systems
- Provide regular updates to ownership on leasing progress and market conditions
- Analyze leasing velocity and make strategic recommendations
Required Qualifications
- Bachelor's degree in Business, Real Estate, Marketing, or related field
- 5 years of commercial real estate leasing experience
- Proven track record of meeting or exceeding leasing goals
- Strong understanding of commercial lease structures and negotiations
- Excellent knowledge of local commercial real estate market
- Outstanding presentation and communication skills
- Strong negotiation and closing abilities
- Proficiency with CRM software and property management systems
- Advanced skills in Microsoft Office Suite, particularly Excel and PowerPoint
- Valid real estate license (or ability to obtain within specified timeframe)
- Valid driver's license and reliable transportation
Preferred Qualifications
- Experience leasing specific property types in our portfolio (office, retail, industrial, mixed-use)
- Established network of broker relationships in the market
- CCIM (Certified Commercial Investment Member) or similar designation
- Experience with CoStar, LoopNet, VTS, or similar platforms
- Background in commercial real estate brokerage
- Knowledge of tenant improvement construction processes

Working Conditions
