What are the responsibilities and job description for the Commercial Real Estate Property Manager position at Wheeler Real Estate Investment Trust?
WHLR is seeking an experienced Property Manager to join our Property Management team and serve as the primary point of contact for a portfolio of shopping center assets. This role will sit in our Virginia Beach, VA office with frequent travel to assigned properties expected.
What You'll Do
In this role, you'll manage the full lifecycle of day-to-day property operations. From budgeting and vendor management to tenant relations and capital planning. The ideal candidate will conduct regular site inspections, develop and monitor operating and capital budgets, complete monthly variance reporting, and work to drive positive Same Store Net Operating Income (SSNOI).
You'll also interface closely with our accounting, leasing, lease administration, and collections teams to ensure properties are well-maintained, lease-ready, and performing at their best. Additional responsibilities include coordinating tenant move-outs, managing license agreements and improvement allowances, supporting property acquisitions and dispositions, maintaining SOX compliance, and serving as a company liaison for legal and governmental matters.
What We're Looking For
- Bachelor's degree or equivalent experience in a related field
- 4 years of commercial property management experience
- Active Real Estate Salesperson License (or greater) preferred
- Proficiency in Microsoft Office Suite and commercial property management platforms
- Strong analytical, organizational, and communication skills
- Ability to manage multiple priorities independently in a fast-paced environment
