At WGP Property Management a Three Pillar Company, we’re a professional property management company specializing in operating great manufactured housing communities, RV parks, and apartment communities that our Residents are proud to call home. Headquartered in Spring, Texas, we manage 80 communities across 14 states and approximately 7,400 units! As an ideal candidate for the Manufactured Housing- Facilities and Maintenance position, you will be responsible for delivering a safe, reliable, and attractive community for our residents.

Facilities and Maintenance Technician: Role Duties

  • The Facilities and Maintenance Technician is responsible for all tasks reasonably associated with the physical upkeep of a manufactured housing community. There are 3 small communities in this role.
  • The Facilities and Maintenance Technician reports directly to the Community Manager.
  • The Facilities and Maintenance Technician must, at a minimum, complete all tasks assigned by the Community Manager in a safe, professional, courteous, and timely manner.
  • A strong Facilities and Maintenance Technician will take the initiative and will maintain and upgrade the community’s physical assets with minimal guidance and direction from the Community Manager.
  • The Facilities and Maintenance Technician is responsible for one key objective: Upgrade physical assets.
  • The Facilities and Maintenance Technician must at all times ensure Safety and Compliance in the pursuit of this key objective.
  • The Facilities and Maintenance Technician must be available to quickly arrive at the community (with reliable personal transportation) to address property emergencies.

Facilities and Maintenance Technician: Required activities

The Facilities and Maintenance Technician is responsible for one key objective: upgrading physical assets. The Technician must at all times ensure Safety and Compliance in the pursuit of this objective.

The following is a non-exhaustive description of the Facilities and Maintenance Technician’s specific tasks:

  • Ensure safety and compliance
  • Ensure a safe, compliant community for all residents
  • Understand and comply with OSHA safety standards for all work performed
  • Use proper PPE (Personal Protective Equipment) for all tasks performed
  • Accurately clock in and clock out; report all hours worked
  • Upgrade physical assets
  • Serve as the critical person responsible for the appearance, attractiveness, and reputation of our community
  • Our appearance is our reputation. Show pride through appearance: If it’s dirty, clean it; if it’s crooked, straighten it; if it’s trash, throw it away
  • Pick up trash in the community (daily rounds on foot or on a golf cart)
  • Perform all landscaping tasks listed, but not limited to:
  • Mow lawns
  • Rake leaves
  • Blow leaves
  • Trim hedges
  • Trim trees (at low heights, as per OSHA)
  • Haul and spread bulk materials (e.g. gravel, mulch)
  • Plant plants
  • Maintain irrigation systems
  • Apply chemicals (e.g., fertilizer, pesticide, weed killer)
  • Maintain tools and equipment
  • Maintain buildings
  • Repair and make ready inventory homes or assets for future residents timely
  • Clean buildings
  • Clean furniture
  • Paint buildings and signs
  • Perform various maintenance type tasks, i.e. hang wall signs, install a smoke detector, change the furnace filter, install shelving, install mini-blinds, change a doorknob, painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing lights bulbs, batteries, etc.
  • Miscellaneous
  • Tow a trailer
  • Operate a snowplow attachment (if applicable)
  • Drive to the store to pick up supplies
  • Maintain swimming pool
  • Monitor drinking water quality (e.g., perform chlorine residual tests)
  • Exposure to chemicals
  • Operate power equipment
  • Operate a chainsaw
  • Operate a lawn mower
  • Operate a hedge trimmer
  • Operate a leaf blower
  • Bend to pick up items
  • Find and repair water leaks as needed, ability to dig with hand tools.
  • Walk or stand for up to 8 hours at a time (with appropriate meal and rest periods)
  • Perform basic maintenance and repairs: plumbing, electric, carpentry, and appliance repairs.
  • Physically maintain machinery and equipment
  • Maintain an equipment inventory list
  • HVAC Certified is a plus

Facilities and Maintenance Technician: Physical requirements and other requirements

  • Must have 2-3 years of maintenance, construction, or related experience.
  • General Maintenance Skills: plumbing, electric, carpentry, and appliance repairs
  • HVAC Certification is a plus
  • Must have a current, valid driver’s license
  • Must demonstrate safe driving through a clean driving record
  • Must be able to operate a vehicle and golf cart.
  • Must be able to climb a ladder
  • Standing and walking for long periods of time
  • Must be able to lift up to 100 pounds, bending, stretching
  • Must be literate
  • Approaches daily responsibilities with a positive attitude
  • Maintains communication with the community manager regarding the completion of daily services and any additional assistance required to carry out duties and responsibilities
  • Treat all guests and residents with courtesy; respond to work order needs promptly; document requests when needed and report immediately to the supervisor
  • Understands the importance of our community and home standards and has the mindset to exceed expectations for home and property appearance
  • Consistently maintains a professional, courteous attitude when dealing with coworkers at all times.
  • Team player mentality
  • Must be physically capable of painting and identifying colors
  • Must be willing to submit to random drug testing
