Position Overview:

The Facilities and Maintenance Technician is responsible for all tasks reasonably associated with the physical upkeep, maintenance, and improvement of a manufactured housing community. Reporting directly to the Community Manager, this role plays a critical part in maintaining the community’s safety, appearance, and functionality.

A strong Facilities and Maintenance Technician demonstrates initiative, completing assigned tasks safely, professionally, courteously, and on time—with minimal supervision. The Technician’s primary objective is to upgrade physical assets while ensuring safety and compliance at all times.

The Technician must also be available to respond promptly to property emergencies and must have reliable personal transportation.

Key Responsibilities:

Duties may include all duties reasonably associated with maintenance of a manufactured housing community, including, but not limited to:

  • Perform all tasks related to the physical maintenance, repair, and upkeep of the manufactured housing community.
  • Report directly to the Community Manager, collaborating regularly to support community operations and goals.
  • Complete all assigned tasks safely, professionally, courteously, and in a timely manner.
  • Take initiative to maintain, improve, and upgrade the community’s physical assets with minimal supervision.
  • Focus on the core objective of upgrading and enhancing the community’s physical infrastructure.
  • Ensure safety and regulatory compliance at all times while performing maintenance and improvement tasks.
  • Remain readily available and able to quickly arrive on-site—using reliable personal transportation—to respond to property emergencies.

Ensure Safety and Compliance

  • Maintain a safe, compliant environment for residents and team members.
  • Understand and follow Federal Fair Housing laws and OSHA safety standards.
  • Use proper Personal Protective Equipment (PPE) for all tasks.
  • Accurately record work hours and ensure all activities align with company policies.

Upgrade Physical Assets

  • Serve as the key contributor to the community’s appearance, cleanliness, and overall reputation.
  • Perform daily trash pickup and grounds maintenance.
  • Complete landscaping tasks, including mowing, raking, blowing leaves, trimming hedges and trees (at safe heights), spreading gravel or mulch, planting, irrigation maintenance, and applying fertilizers, pesticides, and weed control chemicals.
  • Maintain tools, equipment, and machinery in good working condition.
  • Repair and prepare inventory homes and community assets for new residents.
  • Perform cleaning, painting, and general property upkeep.
  • Execute general maintenance tasks, including:
    • Hanging signs
    • Installing smoke detectors, shelving, blinds, or hardware
    • Performing HVAC, electrical, plumbing, and appliance repairs
    • Conducting preventative maintenance and replacing bulbs, batteries, and filters

Miscellaneous Tasks

  • Tow trailers and operate snow plow attachments (if applicable).
  • Pick up and transport supplies as needed.
  • Maintain the community pool and perform chlorine residual testing.
  • Handle exposure to chemicals safely and responsibly.
  • Operate power equipment (chainsaws, mowers, trimmers, leaf blowers, etc.).
  • Locate and repair water leaks; perform light digging with hand tools.
  • Walk or stand for extended periods (up to 8 hours with appropriate breaks).
  • Maintain an equipment inventory list and ensure machinery is serviced regularly.

Qualifications:

  • Experience: 2–3 years of experience in maintenance, construction, or a related field.
  • Technical Skills: General maintenance skills, including plumbing, electrical, carpentry, and appliance repairs.
  • Certification: HVAC Certification preferred (not required).
  • License: Must possess a current, valid driver’s license with a clean driving record.
  • Communication: Must be literate and able to communicate effectively with the Community Manager and residents.
  • Professionalism: Must maintain a courteous and professional attitude toward residents, coworkers, and management.
  • Teamwork: Demonstrates a team-player mentality and a willingness to assist others when needed.

Requirements

  • Reliable personal transportation and ability to quickly arrive on-site for emergencies.
  • Valid driver’s license with a clean driving record and ability to safely operate a vehicle.
  • Ability to safely operate a vehicle and golf cart.
  • Ability to climb ladders, stand, and walk for long periods.
  • Must be able to lift up to 100 pounds and perform physical tasks involving bending and stretching.
  • Must be physically capable of painting and identifying colors accurately.
  • Maintains a positive attitude toward daily responsibilities and upholds company standards.
  • Must treat all residents and guests with respect, responding promptly to work order requests.
  • Understands and upholds high community and home standards for appearance and functionality.
  • Willingness to complete random drug testing as required, in compliance with all applicable Local, State, and Federal regulations
  • Employment is contingent upon the successful completion of any lawfully permitted background check conducted after a conditional job offer, consistent with Local, State, Federal, and other applicable laws
  • Must meet company standards for reliability and trust appropriate for a position of responsibility within a residential community
