Multi‑Family Property Maintenance Technician

Locations: Belleville, KS & Marysville, KS
Position Type: Full-Time
Schedule: Standard daytime hours with occasional on‑call needs for emergencies

Role Overview

The Maintenance Technician is responsible for the overall upkeep, repair, and physical condition of two multi‑family properties located in Belleville and Marysville. This role ensures units, common areas, and building systems remain safe, functional, and well‑maintained. The ideal candidate is reliable, skilled across multiple trades, and comfortable working independently across multiple sites.

Key ResponsibilitiesUnit Maintenance & Turns

• Complete work orders for occupied units (plumbing, electrical, HVAC troubleshooting, appliances, doors, windows, fixtures)
• Perform full make‑ready turns, including repairs, touch‑ups, and coordinating with cleaning staff
• Identify and report damages, safety hazards, and capital needs
• Ensure all units meet property standards prior to move‑in

Property Systems & Repairs

• Troubleshoot and repair minor electrical issues (outlets, switches, lighting)
• Perform plumbing repairs (leaks, clogs, faucets, toilets, water heaters)
• Conduct basic HVAC troubleshooting and filter changes
• Complete carpentry tasks (trim, doors, cabinets, drywall patches)
• Maintain and repair appliances

Grounds & Common Areas

• Maintain cleanliness and safety of exterior grounds, parking lots, walkways, and dumpster areas
• Perform snow/ice removal during winter months (as applicable)
• Keep common areas clean, functional, and well‑lit
• Monitor building security and report concerns

Operational Support

• Maintain inventory of tools, supplies, and materials
• Coordinate with vendors for specialized repairs
• Document completed work orders and communicate status updates to management
• Provide professional, courteous interactions with residents
• Travel between Belleville and Marysville properties as scheduled

Qualifications

• Previous multi‑family or residential maintenance experience preferred
• Strong skills in plumbing, electrical, carpentry, and general repairs
• Ability to lift up to 50 lbs and perform physical tasks
• Valid driver’s license and reliable transportation
• Ability to work independently, prioritize tasks, and manage time effectively
• Strong problem‑solving skills and attention to detail

Compensation & Benefits

• Competitive hourly pay based on experience
• Additional hours available during turns, seasonal needs, or emergencies

Pay: $18.00 - $25.00 per hour

Work Location: In person
