What are the responsibilities and job description for the Maintenance Manager position at Westport Linen Services?
Your Role Matters
Westport Linen Services operates the lifeblood of healthcare facility operations—a 24/7 commercial laundry processing 1000s of linens daily for hospitals and healthcare partners across Louisiana. We're seeking an experienced Maintenance Manager to lead our New Orleans Elmwood facility's operations: ensuring critical 480v industrial equipment runs flawlessly, managing a skilled team of 6–8 technicians, and maintaining the obsessive attention to uptime and quality that healthcare partners depend on. This is hands-on leadership in a fast-paced, technically complex environment.
About Westport Linen Services
For over two decades, Westport Linen Services has been the trusted partner for commercial healthcare laundry across Louisiana. We operate three state-of-the-art facilities (Baton Rouge, Lafayette, New Orleans) and employ 200 skilled operators, technicians, and support staff. We serve healthcare systems that depend on us for clean, bacteria-free linens every single day. Quality, reliability, and safety are non-negotiable.
What Success Looks Like in Year One
You'll have established yourself as the technical authority on the New Orleans facility's equipment—from 480v three-phase motors and hydraulic presses to boiler systems and the automated delivery rail. Your team will be executing a tight preventive maintenance schedule with zero deferred critical repairs. You'll have built a reputation with operations for delivering uptime and with your team for technical mentorship. Machine downtime will be rare, planned, and communicated. You'll understand every piece of equipment deeply enough to troubleshoot problems faster than your team can call for help.
What You'll Own
Equipment & Maintenance:
- Perform, train, and manage preventive maintenance and repairs on 480v industrial laundry equipment: continuous batch washing machines, rotary dryers, hydraulic pressing machines, ironers, folding machines, bailing equipment, elevated rail delivery systems, conveyors, air compressors, water pumps, heat reclaiming systems, boiler systems (tube and modular), exhaust fans, and trash compactors.
- Install and wire 480v three-phase motors; wire-in and program inverters for variable-speed motors; run electrical conduit and pull wire for high-voltage systems. Must be proficient in MIG and stick welding for pipe and steel plate repairs.
- Maintain the 1000kW emergency generator, forklifts, scissor lifts, and delivery truck lift gates. Monitor and maintain incoming water and wastewater pumping stations.
- Replace hydraulic and pneumatic lines, pumps, cylinders, regulators; plumb water, steam, and air lines; wire water pumps with transducers and float mechanisms; manage chemical delivery line plumbing.
- Operate and maintain steam boilers, rotary screw air compressors, continuous batch washers/dryers, emergency generator and transfer switches, and delivery trucks (CMV <26,000 LB).
Team Leadership & Operations:
- Manage and mentor a team of 8–12 maintenance technicians and janitorial staff, ensuring rapid troubleshooting with a sense of urgency. Manage labor schedules to avoid overtime while ensuring equipment reliability.
- Manage maintenance and janitorial expenses within budget; procure and manage parts inventory to ensure critical items are in stock without excess waste.
- Execute and continuously refine the equipment preventive maintenance program. Monitor production equipment run-times and operator productivity; collaborate with plant management on efficiency improvements.
- Maintain compliance with OSHA 1910, HAZCOM, SPCC, PPE program, and Lock Out Tag Out (LOTO) procedures. Serve as a safety resource for the facility.
- Manage fuel inventories for emergency generator. Monitor chemical inventory and pumping stations for accuracy and safety.
- Report to upper management on maintenance status, equipment issues, capital needs, and facility performance. Maintain ongoing self-improvement in technical and mechanical advancements in the industry.
What We're Looking For
Required:
- High school diploma, GED, or equivalent plus 3–4 years hands-on maintenance experience (manufacturing, industrial plants, or laundry facilities preferred).
- Solid skills in multiple disciplines: electrical, plumbing, mechanical, hydraulic, pneumatic, carpentry, and welding. Comfort reading and interpreting electrical and mechanical schematics, block diagrams, and flow charts.
- Ability to lift moderately heavy objects (up to 100 lbs), bend, stoop, stand, and walk for extended periods in a plant environment.
- Computer literacy and basic understanding of PLC (Programmable Logic Controller) principles.
- Proven leadership and communication skills. Track record of training, mentoring, and working effectively with technician teams.
- Ability to work in harsh environments—very hot in summer, cold in winter—and maintain focus during urgent production situations.
Preferred:
- Boiler certification or equivalent operator certification.
- Prior experience in commercial healthcare laundry or similar 24/7 industrial operations.
- Experience with MaintainX, or similar operational systems.
