Description:SummaryThe Senior Project Manager is responsible for the overall management of multiple construction projects and project teams in accordance with company policies, procedures and goals by performing their duties personally or through subordinate supervisors.General ResponsibilitiesProvide overall management of multiple construction projects by supervising Project Managers and project teams to ensure completion of the projects on time and on budgetPromote healthy relationships with the ownership team and consultantsUpdate Project Executive on the status of projects and performance of project teamsSenior Project Manager ResponsibilitiesOversee project teams in the management of the project in accordance with company policies and contractual obligationsReview and understand project pre-construction planning and documentationReview executed general contract agreements to fully understand and comply with all contractual terms and obligations between owners and contractorReview and fully understand the relationship and obligations between contractor and all project design, engineering and development consultantsSupport the purchasing department and Project Managers with direct involvement in the buy-out process to maximize profitability and completeness of subcontractor scopes while assembling the best project subcontractor teams as quickly as reasonably possibleReview all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliersBecome intimately familiar with all project plans, specifications and project requirementsWork with Project Managers and Superintendents in the creation, management, updating and reporting of the construction schedules through project completionsOversee the monitoring and achievement of project schedule milestones and reporting of delays to ownersOversee project teams in scheduling and monitoring the submittal process and material procurementOversee Project Managers on the timely and accurate preparation of monthly payment applications and pursue timely payments by the ownerProvide oversight of project RFIsOversee change management processes with Project ManagersAttend weekly project team meetingsAttend and contribute to all project OAC meetings managing the project team in updates of various tracking documentsProvide oversight and periodic review of project daily reports on regular basis for completeness and timelinessOversee the Project Manager and Superintendent in the quality assurance and quality control (QA/QC) of all project installationsProvide oversight of project final inspections and close-outMonitor and audit project team correspondence with the owner, lender, consultants and subcontractorsProvide oversight of project staff in public agency coordination and permit applicationsMonitor the accuracy and timely delivery of required project deliverables in accordance with contract requirementsPromote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety CoordinatorSupervisory ResponsibilitiesMentor and supervise Project Managers and project teamsMonitor and manage the workloads of Project Managers and project teams to maintain efficient productivitySupport the recruitment and interviewing of potential new project staffing candidates as necessary to ensure achievement of project goals and company objectives Promote accountability and responsibility of Project Managers in adherence to company policies and proceduresMotivate and coach Project Managers and project teams to continually improve performance and respond to customer needsReview and monitor performance of Project Managers and conduct periodic performance reviews and develop performance improvement plans as necessaryCarry out supervisory responsibilities in accordance with the company’s HR policies and applicable lawsRequirements:QualificationsMinimum 10 years of construction project management experience including 5 years of multi-family construction experienceHigh school diploma or equivalentCollege level courses in construction management related curriculum or bachelor’s degree in construction management or business related major preferredDetailed knowledge of the building industryOSHA 10-hour and CPR/First-Aid certificationsLEED credentials a plusValid CA driver’s license is requiredCompetency with Microsoft Word, Excel, Outlook, PM Web or other construction project management softwareSkillsRead, write and communicate fluently in the English languageUnderstand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situationsUnderstand construction industry terminologyRead and understand construction drawings and detailsPossess excellent communication, organizational, and leadership skillsPossess detail-oriented analytical skillsPossess strong negotiation skillsAbility company officePeriodically travel to visit clients, partners, vendors and consultants as requiredTravel to other construction job sites on as-needed basisTravel to meetings at off-site locations as requiredThe physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions) Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehiclesThis is
