The Maintenance Mechanic Team supports the mission of Westminster-Canterbury on Chesapeake Bay by helping ensure that residents and team members experience a safe, comfortable, and well-maintained community. This role performs a variety of maintenance and repair tasks on building systems, appliances, and equipment, including fan coil units, plumbing fixtures, refrigerators, ranges, washers and dryers, dishwashers, and other facility components. Through routine inspections, preventative maintenance, and timely repairs, the Maintenance Mechanic helps maintain the high standards of living and service that define the Westminster-Canterbury community.
The Maintenance Mechanic performs the work involving maintenance or craft occupations to keep the electric and mechanical equipment and appliances in apartments and on campus operating and in good repair. Duties may involve maintenance and repair of: fan coil units, laundry washer and dryers, dishwashers, ranges, refrigerators, microwave ovens, garbage disposals, and plumbing fixtures. What You'll Do In This Role
- Conduct scheduled inspections of buildings and equipment; read and record temperatures and pressures on equipment and facilities; check and report equipment malfunction such as noisy bearings, broken belts, excessive vibrations; make minor adjustments in equipment settings, clean or change filters, oil or grease motors; report potential hazards such as trash accumulations and leaks.
- Plan and repair and renovation of offices, floors, stairways, partitions, doors, windows and furniture items.
- Perform the installation, repair and maintenance of water, sewage, and drainage and air systems such as urinals, water closets, washbasins, sinks, drinking fountains, heat furnaces, boilers and processing tanks.
- Conduct routine and operational checks related to the maintenance and repair of domestic appliances such as: ranges, refrigerators, laundry washers and dryers, dishwashers, microwave ovens, garbage disposals, and fan coil units
- Perform groundskeeper duties as assigned.
- Participate in the loading, transportation and unloading of equipment and supplies.
- Report on items requiring service or repair; monitor security of buildings on assigned shifts.
- All other duties as assigned.

Physical Requirements
- Must be able to climb above false ceilings and perform work on equipment such as valves, pipes, motors, air handling units and light fixtures.
- Sufficient mobility and dexterity of both arms to safely operate hand and power tools, gauges, valves, etc.
- Must be able to dead lift 50 pounds.
- Must be able to work in the boiler roam at temperatures between 105 and 110 degrees F.
- Must be capable of climbing through a drop ceiling and working above to make repairs, install new wires/circuits.
The Experience You'll Bring
Required
- A high school or vocational school graduate.
- Three years’ experience as a journeyman.
- Plumber, carpenter, electrical or millwright or a minimum of four years’ experience in maintenance
- Will periodically be required to work continually as and when requested to restore services, effect shut-downs or clear up emergency situations.
- Will periodically be required to work evenings, weekends and be “on call” a week at a time.
- Will carry a cell phone to be contacted when equipment or systems go down.
- Flu Vaccinated.
Preferred
- Valid driver’s license
- Basic OSHA safety training / LOTO awareness
Compensation & Benefits
- Compensation Range: $20.10 - $23.62
