JOB DESCRIPTION
JOB TITLE: SUPERINTENDENT
FLSA: NON-EXEMPT
DEPARTMENT: FACILITIES
LOCATION: DAYSPRING COMMONS
REPORTS TO: FACILITIES DIRECTOR
SALARY: $18.00 to $20.00 hourly
SUMMARY: Responsible for general upkeep and overall maintenance of the property and building systems. Diagnosing electrical and mechanical faults for HVAC systems, cleaning, adjusting and repairing systems, and performing warranty services portfolio wid. Proof of covid vaccine required.
DUTIES & RESPONSIBILITES:
- Position requires that Superintendent reside at location. Apartment provided is a studio unit.
- Assess maintenance needs of property & communicates directly to supervisor of property condition.
- Supervises building systems.
- Respond in a timely manner to emergencies and to tenant concerns, including weekends.
- Document tenant damage and reports incident to supervisor.
- Performs routine maintenance on HVAC systems to ensure they operate properly.
- Inspects and troubleshoots problems with existing HVAC units.
- Installs replacement parts on existing HVAC units.
- Performs other related duties as assigned.
REQUIRED SKILLS/ABILITIES:
- Excellent problem-solving and analytical skills.
- Knowledge of HVAC systems and equipment.
- Ability to use power and hand tools.
- Ability to use thermometers, pressure gauges, and other testing devices to evaluate HVAC system.
- Ability to read operation and repair manuals for HVAC systems.
EXPERIENCE AND QUALIFICATIONS:
- High school diploma or equivalent required.
- Vocational/technical school training or apprenticeship required.
- Licensed HVAC Technician preferred.
- Two years of related experience.
PHYSICAL REQUIREMENTS:
- Physically able to work on HVAC units.
- Will be required to work in settings with extreme cold or extreme heat, depending on time of year.
- Prolonged periods of standing, kneeling, crawling, or climbing ladders.
- Must be able to lift 50 pounds at a time.
