Westgate Apartments is a 385 unit apartment community. We are currently looking for a Full Time Maintenance Technician to join our team!

This is a full-time, Monday–Friday position with standard hours of 8:30 a.m. to 5:00 p.m. The role includes an on-call rotation of one week out of every three. Compensation is competitive and based on knowledge, experience, and demonstrated skill level.

Our team is stable and experienced, with many employees having been with the company for many years. We are seeking a candidate who is not only technically capable but also a good long-term fit for both the individual and our team.

A detailed list of responsibilities is provided below; however, the core of this role involves general residential maintenance and repair. ~ Responsible for the appearance and working order of the apartment complex including structures, facilities, and systems in individual apartments, building exteriors, and common areas. As an experienced professional you will:

~ Work directly with residents and team members to diagnose, assess, and repair issues including electrical, plumbing, a/c, heating, appliances, water, tile, carpet, dry wall, and flooring.

~ Read and interpret technical drawings and diagrams.

~ Maintain service records.

~ Follow up on unresolved customer service issues to ensure resolution.

~ Prioritize and manage your daily workload to ensure successful completion.

~ Maintain your knowledge of policies and procedures and their proper application including efficiency, service, and quality targets.

~ Maintain the shop and apartment vehicles in a clean and orderly manner.

Basic Duties:

~ Demonstrate the ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, and other building systems.

~ Demonstrate general skills and quality of workmanship in basic carpentry, drywall repair, painting, and rekeying locks.

~ Respond to resident maintenance requests/work orders and ensure timely completion.

~ Serve as on-call emergency contact for after-hours building emergencies on a rotating schedule.

~ Maintain routine/preventative maintenance programs and cleaning, along with turnover checklists and schedules.

~ Help coordinate with vendors and contractors for maintenance repairs, replacements, and unit turnover work.

~ Help oversee work of vendors/contractors.

~ Perform all rent ready unit turnover work necessary to restore vacant apartments to move in ready condition when tenants vacate.

~ Assist with common areas and grounds cleaning and maintenance.

~ Have knowledge of fair housing law, disability accommodations, and OSHA guidelines and comply within.

~ Shovel snow and salt walkways when necessary, which may include nights and weekends.

~ Occasionally assist other departments with their daily duties.

~ Provide superior customer service to all residents and prospects.

~ All other duties as required by the Property Manager.

Physical Demands of the Job:

~ While performing the duties of this job, the employee is regularly required to stand, walk, use hands, reach with hands and arms, stoop, kneel, crouch or crawl, and talk or hear.

~ Frequently required to climb (including climbing a ladder) and balance.

~ Occasionally required to sit.

~ Must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds, and occasionally lift and/or move more than 100 pounds.

~ Specific vision abilities required by this job include close vision and distance vision.

~ Must be able to work in hot and cold environments both in and outdoors.

~ Must have good balance and dexterity.

~ Availability for on-call rotation of nights and weekends.

~ Minimum one year of experience in performing mechanical repairs and maintenance of home-related mechanical equipment.

~ HVAC experience.

~ Basic knowledge of the repair and maintenance of other household appliances, plumbing, and lighting fixtures.

~ Ability to function well as part of a team.

~ Strong multitasking skills.

~ Valid driver’s license and personal automobile insurance.

~ Residence within 30 miles of your assigned property.

~ Learn and ensure compliance with all federal, state, local, and company safety rules.

~ Report safety issues to the Safety Officer and the Property Manager.

~ Ensure that unsafe conditions are corrected in a timely manner.

~ Wear appropriate clothing and/or personal protective equipment in accordance with the job you are performing.

~ Learn and understand the risks associated with the occasional exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and the risk of electric shock.

~ Customer service skills as well as hands-on maintenance, construction, and general labor background

Pay: $17.00 - $20.00 per hour
