POSITION SUMMARY
The Closer-Funder is responsible for preparing and reviewing all closing documents for mortgage, equity and consumer loans. Ensures documents are in compliance with TRID, state, federal and secondary market guidelines as well as bank policies. Coordinates loan closings with all parties in the transaction including the borrower, Loan Officer, Attorney or Branch. Performs a pre-close review of completed documents prior to loan funding and a post-close review of all final documents for accuracy prior to exporting to the Loan Servicing department.
ESSENTIAL FUNCTIONS
- Responsible for preparing all loan closing documents of mortgage and equity loans and ensuring accuracy to have a fully compliant loan.
- Communicate with Attorneys, Processors, Loan Officers, branches and borrowers as needed to coordinate smooth closing.
- Prepare subordination documents.
- Work with third party vendors to obtain verbal verifications of employment prior to closing.
- Prepare wires for closings.
- Review loan documents from respective Attorney for accuracy, including but not limited to; title review, insurance (homeowners, flood & title), title commitment, Closing Protection Letter and wire information.
- Review of closed loan files, track missing documents and signatures, and prepare GL worksheet for proper booking to DNA by the Loan Servicing department.
- Perform post-close QC review of closing packages done by other Closers and export file prior to shipment to the Loan Servicing Department.
- E-Record mortgage, equities and modifications through Simplifile system.
- Send required documentation to Servicing to book loans in DNA system.
- Must complete BSA, AML, and other Regulatory and Continuing Education as assigned.
- Must adhere to all bank and regulatory policies and procedures specific to position.
- Performs additional duties as requested.

- Encompass experience is a plus.
- Knowledge of TRID Regulations and Secondary Market Mortgage guidelines.
