Overview:
The Mobile Home Community Manager is responsible for all phases of the property operations. Under the general supervision of the Regional Manager has day-to-day responsibility for all property management functions, including but not limited to, direct and/or indirect supervision of all maintenance technicians. Will oversee and supervise all contract workers and vendors. Responsible for property maintenance, leasing, tenant retention, collections, resident relations, risk management, property budget, financial and occupancy reporting, unit refurbishments, home sales and set up, property activities, property appearance/condition, and providing or directing on-site or general leasing activities. Will participate in community outreach activities.
Essential Functions:
Responsible for assisting the Regional Manager in maintaining the physical assets and maximizing the financial returns, in accordance with the owner’s objectives.
Adheres to all state & federal laws, regulations, and rules, including, but not limited to: Fair Housing Act, Fair Credit Reporting Act, Fair Employment Housing Act, ADA, OSHA, Civil Codes, HCD, and IRS section 42 (if applicable).
Ensure accurate readings of meters and posting of resident/homeowner utilities.
Receives maintenance service requests, fill out work orders/purchases orders, schedules repairs with maintenance staff, follow up to be certain repairs were completed properly.
Make regular inspections of grounds, including all common hallways, at least once a day.
Ensure residents maintain yards and exterior of the homes in accordance with property rules and regulations.
Supervises all vacant home make-ready procedures, including exterior of the home and yard.
Reviews and approvals all rental applications and lease packages for accuracy and compliance with resident policy. Process move-in and move-out procedures in accordance with Company’s operations manual.
Work to assist homeowners, office staff, and lenders to qualify new residents and complete the sales process.
Posts legal notices, prepares statements and oversees the timely collection and posting of all rents by the seventh of each month. Handles legal notices and other resident related notices and completes evictions proceedings, when necessary.
Hold residents accountable for non-compliance with community rules and regulations, as well as local, state, and federal guidelines i.e., noise ordinance, water restrictions, trash/recycling requirements, and home/yard maintenance.
Ensure homeowners comply with local, state, and federal guidelines when it comes to home set up, removal, and maintenance, including ensuring all permits are obtained and work has been signed off management and appropriate agencies if applicable.
Process and maintain an accurate record of purchase orders and invoices paid in the Property Expense Report.
On-call must handle all emergencies.
Qualifications :
High school diploma or equivalent.
Ability to read, write, and communicate in English. Spanish speaking is a plus.
Must have computer knowledge with: MS Office (Word, Excel, and Outlook) Google. Rent Manager and Yardi experience is a plus.
Must have complete understanding of legal requirements of property management (tenant landlord laws) and Fair Housing rules and regulations.
Must exercise considerable judgment and discretion involving confidential information.
Must have excellent time management and organization skills.
Must be able to handle multi-tasks and be able to prioritize workload.
Must possess a valid Driver’s license, registration, and valid car insurance.
Ability to understand and interpret financial statements and records. Work within a budget, obtaining bids,
Appearance compatible with image of property, positive attitude, energetic, assertive, and capable role model for subordinates.
Demonstrated integrity on personal as well as professional level.
Excellent verbal and written communication skills.
