Apartment Maintenance Supervisor

Job Overview
We are seeking a proactive and experienced Apartment Maintenance Supervisor to lead our maintenance team in delivering top-tier service across our residential properties. This role involves overseeing daily maintenance operations, managing facilities repair projects, and ensuring compliance with safety regulations. The ideal candidate will possess strong mechanical knowledge, leadership skills, and a passion for maintaining high standards of property quality.

Duties

• Supervise and coordinate the activities of maintenance technicians and facilities maintenance teams to ensure timely completion of repairs and projects
• Oversee mechanical systems repair, plumbing system maintenance, electrical systems troubleshooting, HVAC system repair, and other mechanical systems upkeep
• Manage facilities maintenance management programs using Computerized Maintenance Management Systems (CMMS) to track work orders and maintenance schedules
• Ensure adherence to safety regulations such as OSHA standards, including proper handling of high voltage and low voltage electrical systems
• Read schematics, technical diagrams, and engineering troubleshooting guides to diagnose issues accurately
• Conduct regular inspections of properties to identify repair needs, safety hazards, or potential improvements
• Develop and implement maintenance repair procedures while managing budgets and resources efficiently

Skills

• Proven management experience supervising facilities or maintenance teams in a residential or industrial setting
• Strong mechanical knowledge with expertise in HVAC systems repair, plumbing, electrical systems, and industrial maintenance procedures
• Familiarity with programmable logic controllers (PLCs), schematics, voltmeters, ohmmeters, and other diagnostic tools for electrical troubleshooting
• Knowledge of OSHA safety regulations and best practices for facilities management
• Proficiency in Microsoft Office applications for reporting and documentation purposes
• Excellent project management skills with the ability to prioritize tasks effectively
• Leadership qualities with the ability to motivate teams and manage multiple ongoing projects simultaneously
• Experience managing facilities maintenance management software RealPage preferred
